Ensuring there’s sufficient housing for middle-income seniors is both a challenge and opportunity facing developers in today’s market. In order to effectively market their communities, they must offer enough services and amenities to stand out from the competition while keeping rents attainable — a difficult proposition amid rising construction costs. When we learned Bisnow was writing a story on the topic, we knew Taylor Johnson client KTGY Architecture + Planning would be a great resource and facilitated an interview. In the resulting feature, KTGY Principal Manny Gonzales explains why the key to affordability often lies in the land on which new communities are built.

Regency Palms, a KTGY-designed community in Long Beach, Calif., that serves middle-income seniors, repurposed an existing medical office building and adjacent parking lot to maximize use of the land.
