The developers of Fifteen Fifty on the Park, a boutique condominium community of 32 residences overlooking Chicago’s Lincoln Park, today released new renderings of the Gold Coast project, including the building’s amenity areas and restored historic façade. Located at the southwest corner of Clark Street and North Avenue, at the confluence of the Gold Coast, Lincoln Park and Old Town neighborhoods, Fifteen Fifty is being developed by Golub & Company, CIM Group and Avoda Group, with @properties serving as the exclusive brokerage firm. Delivery is scheduled for fourth-quarter 2019.

“At Fifteen Fifty, we are creating a new gateway to three of Chicago’s most sought-after neighborhoods with a building inspired by the location’s history and surrounding architecture,” said Lee Golub, principal and executive vice president of Golub & Company. “As our vision begins to take shape heading into the spring season, we look forward to introducing buyers to the contemporary sophistication of this building – the only new luxury condominium development currently under construction in the Gold Coast, and one of the last developable parcels along Lincoln Park.”

Residents and guests will enter Fifteen Fifty through the intricate façade of what was most recently the Village Theatre. Built in 1916 as part of the Germania Theater, the façade features striking terra cotta detailing, including ornamental oak trees and acorns that reflect the neighborhood’s German influences. Restoration and reproduction of the façade is currently in progress at the direction of Chicago-based structural engineering firm Klein & Hoffman.

“The façade of the Village Theatre is an important landmark for this neighborhood, and we are honored to be the stewards of its revival,” said Golub. “Already, this marriage of old and new has resonated with buyers in search of modern homes that embrace the craftsmanship and timeless designs that are characteristic of buildings in the Gold Coast, Lincoln Park and Old Town.”

Designed by Solomon Cordwell Buenz, with interiors by Gary Lee Partners, Fifteen Fifty draws inspiration from luxury single-family home design, with floor plans ranging from 2,300 to 4,500 square feet and priced from $1.625 to $5.85 million. Homes offer two to four bedrooms, open kitchens and entertaining spaces, private areas including dens and study nooks, and secondary entrances that can serve as mudrooms or service entrances.

Each residence showcases 10- to 11-foot ceilings and floor-to-ceiling windows that allow for abundant natural light. All but one of the 32 residences feature a terrace or balcony, or both, with some larger than a typical single-family yard. Many of these outdoor spaces also offer protected views of Lincoln Park and Lake Michigan, including the terraces for the three penthouse units, which are located on the building’s rooftop.

Kitchen and bath finishes are available in three designer-curated color palettes – champagne, bronze and titanium – that provide a neutral backdrop to which buyers can add their personal touches. Kitchens include Sub-Zero, Wolf and Miele appliances; O’Brien Harris handmade cabinets; and Kallista and Dornbracht faucets. Baths feature natural stone flooring and countertops, designer lighting and upscale brands including Toto, Lacava and Kohler. Master bedrooms are upgraded with walk-in closets and seating areas.

“Residences at Fifteen Fifty offer the space and privacy of a single-family home without the upkeep,” said Michael Arnold, principal of Avoda Group. “The floor plans, designed for how today’s urban dwellers live, appeal to a wide range of buyers, from growing families to downsizing empty nesters, including those who own homes nearby and enjoy the many conveniences of this location.”

The first-floor amenity suite includes a fitness center with a Peloton bike and Life Fitness cardio and strength-training equipment; lounge and clubroom designed by Gary Lee Partners; and business center offering work-from-home amenities including video conferencing and high-speed internet. The building will also have 24-hour front desk staff and indoor deeded parking. Outside Fifteen Fifty, streetscape improvements will include a widened sidewalk and elevated planters along North Avenue and a widened sidewalk and landscaping along Clark Street with a drop-off area for cars at the entrance of the building.

Fifteen Fifty sits across from both the Chicago History Museum and Latin School of Chicago. Other top-rated public and private schools are nearby, including Ogden Elementary, Lincoln Park High School, Walter Payton College Prep, Catherine Cook School and Francis W. Parker School, among others. Residents will also enjoy convenient access to a multitude of popular restaurants and boutiques, as well as recreational amenities including the adjacent park, home to the Lincoln Park Zoo; 18-mile Lakefront Trail; and North Avenue and Oak Street beaches.
