As the Chicagoland industrial market boomed over the past 10 years, you’d think a 270-acre site in Joliet next to the Des Plaines River and near the interchange of I-55 and I-80 would be snapped up quickly. But for a decade, this former quarry’s serious topographical challenges stymied even the most ardent developers. Then Eric Tresslar and Steve Connolly, executive vice presidents at Taylor Johnson client NAI Hiffman, persuaded Ketone Partners, a specialist in tough projects, to take a look. The result: The once-inhospitable site is now home to buildings that include the Rock Creek Logistics Center, a 1.2 million-square-foot building leased to Target Corp. — 2019’s largest Chicago-area industrial lease.
