NAI Hiffman, the largest independent real estate services firm in the Midwest, announced it has secured the first tenant for 2200 Cabot Drive, a Class A, 131,000-square-foot multi-tenant office building in the East-West corridor in Lisle, Ill. The building is being extensively renovated by owner RE Development Solutions. NAI Hiffman Executive Vice President Patrick Kiefer and Senior Associate Ryan Maher have been exclusively engaged by RE Development to lease the property.

With renovations near completion, the first tenant will be Greenleaf Foods, a pioneer in plant-based meat substitutes, which is currently located at 180 W. Park Ave. in Elmhurst, Ill. Greenleaf has signed a long-term lease at 2200 Cabot Drive for 23,000 square feet of newly built-out corporate offices and a test kitchen. The food company’s lease commences later this year.

“Greenleaf Foods was able to reutilize a good portion of an existing test kitchen we had at the building, which resulted in significant cost savings for both the tenant and the landlord,” said Kiefer. “2200 Cabot offers them the very highest level of finishes, amenities and services with the opportunity to grow if needed, along with proximity to restaurants and other lifestyle services that today’s employees demand. Located in the 64-acre Corporate Lakes office development in Lisle, Ill., on park-like grounds that include a jogging trail, 2200 Cabot Drive was built in 1990 and was first renovated in 2002. With Greenleaf’s lease secured, remaining availability includes office space for a variety of tenants’ needs — from a 6,796-square-foot partial-floor suite up to 82,440 square feet of space across multiple floors. The 5-story building, clad in a granite and concrete façade, is accentuated by a 4-story glass curtain. It features a 2-story glass atrium, test-kitchen space, onsite ownership and property management, and nearly 400 parking spaces, including 29 heated underground executive spaces.

The building’s renovations include spec suites, a new lobby, a tenant lounge with micro-market, conference rooms, new restrooms and corridors, new HVAC mechanicals, a new roof and fresh landscaping.

2200 Cabot Drive offers convenient access to the I-88 East-West Tollway and I-355 North-South Tollway, along with numerous area amenities such as restaurants, hotels, business services and childcare centers. It is approximately 25 miles from downtown Chicago.
