E-commerce-fueled demand for spec industrial offered plenty of opportunity in Chicago at the close of 2020. Jack Brennan, vice president of industrial services for Taylor Johnson client NAI Hiffman, explained why some areas, like Southeast Wisconsin and the I-80 corridor – which saw Q4 increases of 616,639 and 1,744,279 square feet, respectively – performed better than areas like the I-55 corridor, which is facing price increases and scarcer land. The I-80 corridor saw an increase of 1.7 million square feet of spec industrial in fourth-quarter 2020 and 5.12 million square feet of absorption, according to Oakbrook Terrace, Ill.-based NAI Hiffman.
