New-construction office, showroom and retail building a leader in health, safety and wellness
Developer Parkside Realty, Inc. today announced Fulton East, a new-construction, 12-story, 90,000-square-foot mixed-use office, showroom and retail building at 215 N. Peoria St. in the heart of Chicago’s Fulton Market District, has earned the WELL Health-Safety rating from the International WELL Building Institute (IWBI).
Launched by the IWBI in June 2020 in response to the COVID-19 pandemic, the WELL Health-Safety Rating is an evidence-based, third-party certification of best practices in building operation and management for mitigation of COVID-19 and improving overall building wellness. The rating is based on the WELL Building Standard and the review of more than 600 experts from the Task Force on COVID-19, a group of global experts convened by the IWBI. To achieve the WELL Health-Safety Rating, facility owners and operators submit information in five core areas: cleaning and sanitation; emergency preparedness; health service resources; air and water quality management; and stakeholder engagement and communication.

Tenants at Fulton East can share in the enjoyment of the park-like setting of the 8,000-square-foot rooftop with unobstructed city views and comfortable, socially distanced seating conducive to individual relaxation and group meetings or events for the exclusive use of building occupants. Stadium-style seating integrated into the garden plantings can accommodate up to 80 people and the space also includes TV screens with state-of-the-art connectivity for outdoor presentations, product launches, training sessions or other employee and client entertainment. Tenants may also enjoy fresh air on their own floors, each of which features a 9-by-27 foot conference-room sized terrace.
The Class A building also features multiple high-tech and biophilic features designed for employee health, hygiene, safety and wellness, including the world’s first-to-market installation of MAD Elevator Inc.’s Toe-To-Go (T2G) hands-free elevator system and the first multi-story office building installation of airPHX (“air fix”) non-thermal, plasma technology – proved in hospital settings to reduce all pathogens including viruses, bacteria and mold spores, both on surfaces and in the air, to provide employees with a cleaner and safer work environment.

Citing the building’s location and best-in-class health and wellness standards, leading global asset manager Calamos Investments, based in Naperville, Ill., signed a multiyear lease for two full floors at Fulton East to expand its office space downtown. The firm plans to move into the new space in spring 2022.
Global flooring manufacturer Tarkett will also move to Fulton East in spring 2022, relocating its showroom, offices and design center from Merchandise Mart (theMART).The Paris-based firm opened its showroom at theMART in 2017 but gravitated to the light-filled, modern Fulton East, where it can better connect with potential customers and with the design community that is expanding into the live-work-play Fulton Market neighborhood.

Built and designed by Chicago-based Clayco, one of the nation’s largest design-build firms, and its in-house architect, Lamar Johnson Collaborative, Fulton East features the nation’s most prominent installation of Prodema, a natural, sustainable and weatherproof wood cladding, in a modern design tribute to Fulton Market’s many historic, landmarked timber and brick building exteriors. Acclaimed Chicago-based interior designer Holly Hunt designed the building’s lobby, which includes stunning light fixtures, rare 4-by-9-foot-tall porcelain stone imported from Italy and a dramatic reception desk featuring Anorthosite stone from Quebec.
