New four-building development in Schaumburg, Ill., will house headquarters office, warehouse and distribution facilities for Experior, as well as flex office and industrial space for other users

NAI Hiffman recently joined executives and employees from Experior Global & Transport, project partners, officials from the village of Schaumburg, Ill., and other key stakeholders at a groundbreaking for a new four-building, $65 million headquarters and logistics campus at 1001 W. Irving Park Road in Schaumburg. Experior was represented by David Haigh, executive vice president of the Industrial Services Group for NAI Hiffman, in the acquisition of the property.

Located about 30 miles northwest of Chicago, near several major expressways including Interstates 90, 290 and 355, as well as 10 miles from O’Hare International Airport, the new campus will allow the company to serve logistics clients while leasing one building to third-party users, capitalizing on demand for flex office and warehouse space in the burgeoning, space-constrained I-90/Northwest submarket. Chicago’s overall industrial vacancy rate was 4.2% in the first quarter of the year, according to NAI Hiffman research.

This location offers excellent access to local markets, downtown Chicago and points beyond.

Experior’s new headquarters is one of many industrial projects under construction in Chicago’s northwest suburbs. The Northwest Cook submarket had 922,047 square feet of new space under construction in first-quarter 2023, according to NAI Hiffman research.

With completion expected in fourth-quarter 2024, Experior’s new campus will offer a variety of state-of-the-art features, such as a 24-hour surveillance system for the shared parking lot, which will accommodate parking for up to 800 trucks and trailers. The campus also will include a fully equipped gas station and convenience store, and a truck sales and repair shop operated by Experior for its clients. Olympus Design and Development is the general contractor.

The speculative 48,000-square-foot warehouse that is available for lease by third-party logistics users will be equipped with advanced inventory management systems. To address the need for flex office space, the facility will feature fully furnished shared office space available for daily, weekly or monthly rental.

The new headquarters brings Experior’s total number of locations to six across the country, with two in Illinois, three in New Jersey and one in Texas.

Experior was founded in 1998 at 800 Morse Ave. in Schaumburg, before moving its headquarters to Alsip, Ill. The new development marks the company’s return to the same suburb 25 years later.
