Chicago-based McHugh Construction and Fort Lauderdale, Fla.-based Stiles Construction today announced they have topped off the 39-story NEMA Miami, a concrete-framed rental tower at 2900 Biscayne Boulevard in downtown Miami at the edge of the Wynwood and Edgewater neighborhoods, near the Design District and Brickell Avenue.

The construction milestone was celebrated with a topping off celebration attended by nearly 600 construction workers as well as Chairwoman of the City of Miami Board of Commissioners Christine King, Miami Dade County Commissioner Keon Hardemon, City of Miami Commissioner Sabina Covo, Miami Dade County Commissioner Eileen Higgins, and members of the Biscayne Neighborhoods Association.

Developed by Miami-based Crescent Heights and designed by Arquitectonica the 428-foot-tall NEMA Miami will offer 588 apartments, ranging from studios to three-bedroom units; ground-floor retail, including a 42,030-square-foot Whole Foods Market; and a seven-level parking garage with 748 spaces, including 195 spots for Whole Foods customers. First move-ins are slated for summer 2024.

“We are honored our repeat client Crescent Heights asked us to follow them to Miami after building their 76-story NEMA Chicago apartment tower in downtown Chicago,” said Michael Meagher, president of McHugh Construction. “Each NEMA building reflects the art and culture of the city in which it stands, and it’s rewarding to bring the contemporary look of NEMA Miami to life in downtown Miami.”

NEMA Miami’s façade will feature a shifting and staggering pattern of white stucco with black paint on the slab cuts that will create an image of recessed, connected terraces on all sides of the building. Residential units will feature floor-to-ceiling glass windows, and the building’s glass-enclosed podium will house ground-floor retailers. A colorful art screen will conceal the building’s parking garage.

The building’s amenity space on the ninth floor includes several indoor and outdoor lounges and terraces; a swimming pool; sauna and steam rooms; a glass-enclosed event space with an immersive sound system and catering kitchen; and a private bar lounge and floor-to-ceiling windows. The fitness center includes strength and cardio areas as well as a boxing ring, yoga studio, basketball and squash courts, and a golf simulator.

McHugh Construction and Stiles Construction are the general contractors for the project, and Rockwell Group is the interior designer.
