BBA-designed Interstate Commerce Center in Fort Pierce marks grand opening as construction begins on Beachline Logistics Warehouse in Orlando

Baker Barrios Architects has announced project milestones on two new industrial developments the firm has designed in Central Florida – the recently completed 207,458-square-foot Interstate Commerce Center (ICC) at the intersection of Interstate 95 and Florida’s Turnpike in Fort Pierce and the 219,000-square-foot Beachline Logistics Warehouse, which recently broke ground in southeast Orlando.

“Industrial real estate continues to be a sector many in the commercial real estate industry are keeping a close eye on, and the Southeast is an especially active market,” said Chad Byerly, principal, Baker Barrios Architects. “These two projects not only serve as an example of the activity in the market, but also highlight the increased demand for mid-sized industrial spaces with state-of-the-art features and technology.”

Interstate Commerce Center (ICC) – Fort Pierce, Fla.

Developed on 12.7 acres along I-95 near the northernmost intersection with the Florida Turnpike, the ICC is designed for mid-sized users seeking space from 20,000 square feet. Approximately 75,000 of the total 207,458 square feet has already been leased, with the remaining spaces, ranging from 26,000 to 106,000 square feet, available for immediate occupancy.

The building features 32-foot interior clear heights, a 60-foot speed bay, 60 dock-high loading bays and several at-grade ramps. “The combination of our Class A, state-of-the-art design coupled with this prime location resulted in very robust leasing activity,” noted Byerly. “There is great demand in the Southeast for space like this.”

With both worker safety and visitor experience being top considerations for industrial developers, Baker Barrios’ design includes a separate employee entrance and parking area.

The project was developed by JBL Development, and Itasca Construction Partners served as general contractor.

Beachline Logistics Warehouse – Orlando, Fla.

Beachline Logistics Warehouse is a 220,000-square-foot facility currently under construction on 16.7 acres along State Road 528 near SR 417, the Florida Turnpike and Interstate 4. Orlando International Airport is 12 miles west and Port Canaveral is 37 miles east of the property.

“Our design for this Class A facility utilized tilt-up construction for a more efficient delivery timeline,” said Byerly. “We also incorporated flexible office space within, allowing for ease of broker showings or even a potentially faster move-in for future occupants.”

The building features 36-foot clear heights with 40 9-foot-by-10-foot loading doors and two drive-in doors. There is parking for 53 trailers.

Venture One Real Estate is the developer of the project, while Marcobay Construction, Inc. is serving as general contractor.
