Strategically located 302-bed development will welcome first residents before start of 2024-25 academic year

CRG, a national real estate development and investment firm, and project partner Kenter Capital announced today that pre-leasing has begun for Chapter at Eugene, a 12-story, 302-bed student housing development near the University of Oregon campus in Eugene, Ore. Located at 754 E. 13th Ave., the community is slated to open in September, timed with the start of the 2024-25 academic year.

“Campus-adjacent housing that provides top-tier amenities and neighborhood-serving retail is in high demand, and Chapter at Eugene delivers that for University of Oregon students in a big way,” said JJ Smith, executive vice president and partner for CRG’s residential group. “This modern, highly amenitized development meets students’ housing needs while enriching their social and academic lives, thanks to its prime location that bridges campus life and downtown conveniences.”

Upon completion, Chapter at Eugene will house 119 units in a mix of studio, two-, three-, four-, and five-bedroom floor plans ranging from 320 to 1,172 square feet. Competitive monthly rental rates, per bed, will begin at $1,609 for studios, $1,339 for two-bedrooms, $1,199 for three-bedrooms, $1,069 for four-bedrooms and $979 for five-bedrooms.

All units are appointed with contemporary furniture and upscale finishes including wood-style flooring throughout; kitchens with quartz countertops and premium stainless steel appliances; living areas with smart TVs; bedrooms with secured entry, ceiling fans and en suite baths, per plan; and full-size in-unit laundry.

The amenity-rich property boasts a 5,000-square-foot rooftop deck with a dog run, dining areas and fire pits – all set against the backdrop of the Western Cascades and Willamette Valley. Panoramic views of campus and downtown Eugene are carried through to the 12th-floor lounge, which features a demonstration kitchen and study rooms for group and individual work. Ground-level amenities feature a state-of-the-art fitness center with dedicated yoga room, as well as a coffee lounge, additional study areas, resident storage and secure bicycle parking. The community will also have 50 parking spaces available for an additional fee.

Chapter at Eugene is steps from key campus destinations, including the Erb Memorial Union (EMU), Knight Library and Student Recreation Center. Residents will also be close to the vibrant selection of shops, restaurants and nightlife throughout downtown.

Designed by Seattle-based Jackson Main Architecture, the development is the 12th collaborative endeavor led by principals of CRG and Kenter Capital. John Hyland Construction Inc. of Springfield, Ore., is serving as general contractor.

Pre-leasing is currently being conducted at 821 E. 13th Ave. For more information or to schedule a tour, visit www.chapterateugene.com or call (458) 221-7543.

CRG recently opened two new student housing high-rises – Academy at Reno in Reno, Nev., and Standard at Columbia in Columbia, Mo. – with both welcoming first residents earlier this fall. An additional property, Chapter at Madison near the University of Wisconsin-Madison, is also slated to open in 2024.

CRG’s student housing and multifamily team has a strong track record that includes the development of over 40,000 beds across more than 80 university markets. The firm continues to seek investment opportunities near major Tier-1, Power 5 conference schools.
