Harbor Club South Haven, a resort-style community in the popular vacation town of South Haven, Mich., announces the release of two early-delivery single-family vacation homes. One of the early-delivery homes is available now, while the other is expected to deliver in January 2024.

Located at 330 Ash St., just south of Baseline Road and west of Interstate 196, Harbor Club is a two-hour drive from Chicago and less than one hour from Grand Rapids, Mich. Known for its charming maintenance-free Arts & Crafts homes, 110 boat-slip marina with clubhouse and pool, and proximity to Lake Michigan as well as downtown South Haven, Harbor Club offers a variety of home styles for full-time residents, seasonal users and vacation rental investors. Sinar noted that while much of the country saw sales and demand for vacation homes dip in 2023, as noted in a report by Redfin, Harbor Club South Haven actually saw the opposite. “We’ve had 10 home sales in the last three to four months, including those from our brand-new townhomes series,” he said. “Buyers know if they want a maintenance-free resort home in Southwest Michigan with proximity to the beach, access to a marina and picturesque wooden surroundings, then this is the only community that checks all the boxes. Plus, we have two pools to enjoy, including a new year-round outdoor pool with retractable roof that will be ready for this winter.”

Another factor that may be contributing to the uptick in home sales at Harbor Club, said Sinar, is the city of South Haven’s relatively new ordinance that puts a cap on short-term rental certificates. “These rental caps are happening in South Haven as well as other Michigan vacation spots like Park Township near Holland,” he said. “But because Harbor Club is a Planned Unit Development (PUD), our homes are exempt from the South Haven rental cap, which is another key selling point with our recent buyers who are interested in renting out their vacation homes either some or all of the time.”

Homes at Harbor Club are available as investment rental properties and owner-occupied residences. Owners can take advantage of the community’s property management services through Bluewater Vacation Rentals, which offers turn-key services to help owners manage, maintain and rent out the homes.

“Although interest rates are up, so are rents, which bodes well for investors,” said Sinar. “We’re definitely seeing the appetite for second or vacation homes pick up, especially in high-demand, Southwest Michigan locations like South Haven. Our buyers and investors know these homes are a smart, long-term investment as South Haven has been a beloved vacation destination for decades.”

Available for immediate move-in at the community is the Highland 1851 floor plan, which is priced at $724,900. The 1,864-square foot home has four bedrooms, 2½ baths and a two-car garage. First floor features include an open-concept kitchen, dining and great room, laundry room and mudroom, which is perfect for managing and organizing beach gear, said Sinar. The second level includes the primary suite, along with two secondary bedrooms and a full hall bath. The home also has a finished basement with a rec room and bedroom with full bath.

Scheduled for completion in January 2024 is Plan 1680, which measures 1,682 square feet and offers three bedrooms, 2½ baths and a one-car garage. Priced at $649,900, the home’s main living level features a kitchen, great room and dining area as well as a patio and mudroom/laundry room area. Upstairs are the bedrooms, including an expansive primary suite with a large walk-in closet and a full hall bath.

Single-family homes at Harbor Club include a high level of finishes, such as GE® stainless steel appliances, Merillat cabinets and high efficiency Carrier furnaces and air conditioning units.

If buyers prefer to build from the ground up at Harbor Club, they can choose from 10 single-family floor plans offering three to six bedrooms, 2½-plus baths, basements and front-loading one-, two- or three-car garages.
