Modern 534-bed development in historic Greenbush neighborhood already 65% leased ahead of September 2024 delivery
CRG, a national real estate development and investment firm, today announced the topping-out of Chapter at Madison, its 10-story, 534-bed student housing development in Madison, Wis., which is nearly two-thirds pre-leased ahead of its completion next September.

Located at 802 Regent St., within the historic Greenbush neighborhood, Chapter at Madison will feature 165 units in a mix of studio, one-, two-, three-, four- and five-bedroom floor plans ranging from 395 to 1,633 square feet. Competitive monthly rental rates, per bed, will begin at $1,799 for studios, $1,859 for one-bedrooms, $1,049 for two-bedrooms, $1,075 for three-bedrooms, $999 for four-bedrooms and $1,029 for five-bedrooms.
Just a few months after it began accepting applications, the development is already 65% pre-leased, underscoring the strong demand for high-quality student housing in the area. This early leasing success is a testament to the existing supply constraints in the Madison market, particularly for premium accommodations conveniently located near the University of Wisconsin-Madison campus, according to Smith.
All units will feature contemporary furnishings and upscale finishes including wood-style flooring; kitchens with quartz countertops and premium stainless steel appliances; full-size in-unit laundry; bedrooms with built-in storage, ceiling fans and en suite baths, per plan; and smart-entry systems for both the unit and individual bedrooms.
Amenities at Chapter at Madison are intended to foster both academic success and social engagement among residents. They include a fully equipped fitness center and yoga studio; private study spaces and conference rooms; a rooftop terrace and lounge that includes grilling stations, fire pits, gaming areas and views of Lake Monona; and an underground parking garage with EV charging stations and secure bike storage. The development will also house 2,200 square feet of first-floor commercial space.
Chicago-based Lamar Johnson Collaborative is the architect for the project, while Madison-based Findorff is serving as general contractor. The combined teams designed Chapter at Madison to blend into the existing urban environment with the use of brick and masonry that complements surrounding buildings.
Paying homage to the historic Greenbush neighborhood, a mural installed on the East Campus Mall entry will depict people and events that had an indelible impact on the neighborhood, and a cultural exhibit will reside along the first-floor corridor fronting Regent Street, providing details about the history of the 800 block and other milestones associated with the Greenbush neighborhood.
