Phase I and Phase III are sold out at the for-sale development, which provides attainable homeownership opportunities for lower-income households

Structured Development today announced sales have surpassed 50% at Harrison Row Townhomes, a for-sale housing development delivering 40 affordable townhomes near the intersection of Harrison Street and Francisco Avenue in Chicago’s East Garfield Park neighborhood.

Created under Chicago’s Affordable Requirements Ordinance (ARO), the multi-phase development is reserved for qualified households earning up to 120% of the area median income (AMI). Two of the three phases at Harrison Row have sold out:

  • Phase I: Seven three-story, three-bedroom, 2½-bath homes on Congress Parkway starting at $229,000 (sold out)
  • Phase II: 28 Kinexx-fabricated modular two-story duplexes on Harrison Street containing three bedrooms and 1½ baths, starting at $245,000 (13 sold or under contract)
  • Phase III: Five three-story homes featuring four bedrooms and 2½ baths, starting at $249,000 (sold out)

“Surpassing 50% sold at Harrison Row is a notable milestone and illustrates the need for for-sale workforce housing,” said Mike Drew, co-founding principal of Structured Development. “Many working-class Chicagoans struggle to find homes they can afford because they earn too much to qualify for traditional low-income housing programs but can’t afford to purchase market-rate homes. This is especially true when it comes to larger three- and four-bedroom homes suitable for families, and this is exactly the type of housing we created at Harrison Row.”

Harrison Row offers opportunities for lower-income families to achieve homeownership while helping Structured Development fulfill its obligation under the Chicago’s ARO for Wendelin Park, Structured’s latest residential community in Lincoln Park’s Clybourn Corridor.

Under the terms of the ARO, Harrison Row Townhomes are required to remain affordable for at least 30 years. Qualifying buyers are sourced through the Chicago Housing Trust (CHT), a nonprofit corporation administered and staffed by the Chicago Department of Housing that seeks to preserve the long-term affordability of homes created through city programs, including the ARO.

“We’ve seen a steady increase of interest in Harrison Row among buyers as more Chicagoans learn about the community and the homebuying assistance offered by the Chicago Housing Trust,” added Drew. “Even if people don’t qualify themselves for an affordable home, there’s a good chance they know someone who does. It has been these types of word-of-mouth referrals that have helped Harrison Row achieve this notable sales milestone.”

Located about 3.5 miles west of Chicago’s downtown, Harrison Row Townhomes offer easy access to the Loop, West Loop and Illinois Medical District via the CTA Blue Line, several bus routes and Eisenhower Expressway. The creation of the affordable for-sale residences at Harrison Row has since been joined by additional planned or in-process investment in the East Garfield Park community. Notable projects include the multi-phase Garfield Green affordable apartments being developed at 3155 W. Fifth Ave. and the proposed Hub 32 transit-oriented development slated for a site next to the CTA Kedzie Green Line station at 132 N. Kedzie Ave.
