Development will bring 90 single-family homes to popular southwest suburb
Solidifying its position as the top homebuilder in Plainfield, Ill., M/I Homes today announced it has closed on the land acquisition for Leighton Pointe, a new community of 90 single-family homes in the popular southwest suburb of Chicago.
Located at the northwest corner of Heggs Road and 135th Street, Leighton Pointe marks the third community M/I Homes has announced in Plainfield this year, following Riverstone, which offers single-family homes and ranch villas along the DuPage River; and Lockley Park, which features two-story townhomes and ranch villas located minutes from the suburb’s downtown. The builder’s Plainfield portfolio also includes Willow Run, a community of 109 single-family homes where sales began in October 2021.
“Our ongoing and expanding presence in Plainfield is certainly by design,” said Rick Champine, area president of M/I Homes. “Buyer appetite in this sought-after suburb is only growing stronger thanks to its well-regarded schools, wealth of things to do, plentiful community amenities and charming historic downtown. As more and more people discover what a great place Plainfield is to live, we’re pleased to be in the position to help homebuyers find the perfect match for their lifestyle with our variety of available communities and home designs, including our latest addition Leighton Pointe.”
Champine noted M/I Homes developed new exterior elevations for Leighton Pointe to create a greater variety of looks and visual interest among the builder’s three single-family home communities in the area, including nearby Willow Run and Riverstone. Homebuyers at Leighton Pointe will have the choice of two-story floor plans from M/I Homes’ Classic Series, which range from 1,696 to 3,831 square feet and have three to six bedrooms. Home designs include sought-after features such as island kitchens, open-concept living space, mudrooms and flex areas such as lofts. Most home sites at Leighton Pointe will accommodate a three-car garage, and all homes will have a full basement.
“Even in a robust new-construction market like Plainfield where buyers can choose from many different communities – and even multiple M/I Homes communities – these home designs will stand out for offering a thoughtful combination of features that will enhance the ease and enjoyment of daily life, as well as aesthetic finishes inside and out that let homeowners reflect their own taste and style, especially with these new exterior elevations,” said Cheryl Bonk, vice president of sales and marketing for M/I Homes.
Land development is underway at Leighton Pointe, and construction is expected to begin by end of year on a model home that will open in summer 2025. Pre-sales are expected to start in early 2025.
Leighton Pointe will be served by Plainfield School District 202, including Plainfield North High School. The community is convenient to the Route 59 retail corridor, which offers a variety of shopping, dining and service options, as well as an abundance of retailers and restaurants in nearby downtown Plainfield. Leighton Pointe residents can also participate in a number of seasonal events and celebrations taking place in downtown Plainfield throughout the year and enjoy access to recreational events and facilities through the Plainfield Park District including neighborhood parks, playgrounds, sports facilities and the Prairie Activity & Recreation Center. Additionally, the DuPage River provides opportunities for fishing, canoeing, and scenic walking and biking along the 29-mile DuPage River Trail.

Homes at all M/I Homes communities come standard with the builder’s industry-leading 15-Year Transferable Structural Warranty, which not only allows buyers to purchase with confidence, but also adds value if the home is sold in the future. All homes are also WHOLE HOME Certified, an M/I Homes designation indicating the builder’s superior approach when constructing homes. Upon testing, an M/I home will receive a more favorable HERS (Home Energy Rating System) score than an Energy Star-certified home, which can save buyers upwards of 30 percent on their energy bills. A lower HERS Index means lower energy costs, and on average an M/I home achieves a HERS rating of 62, considerably lower than other resale homes and other builders in the market.
