New home sites include enclave of 15 ranch villas featuring low-maintenance single-level living and 86 raw single-family lots
M/I Homes, one of the top homebuilders in the Chicagoland area, announces it has closed on a land deal that will grow its offering at the established Hawthorn Woods Country Club community in Hawthorn Woods, Ill. The acquisition includes 15 developed home sites that form The Villas at Hawthorn Woods, an enclave of ranch villas set against the backdrop of an Arnold Palmer-designed golf course, as well as 86 raw single-family home sites. This follows two separate deals in 2023 through which M/I Homes acquired all remaining developed single-family home site inventory at Hawthorn Woods Country Club, where home sales first began in 2005 under a different builder before going dormant between 2011 and 2022.
“With our initial aquisitions at Hawthorn Woods Country Club, we recognized the tremendous potential of this community in a sought-after corner of Lake County,” said Rick Champine, area president of M/I Homes of Chicago. “Now, we look forward to introducing The Villas at Hawthorn Woods as a truly distinctive option for anyone seeking to right-size to a ranch home in this suburb, where new-construction single-level living can be hard to come by. Likewise, the additional raw single-family sites ensure we have a pipeline of future single-family inventory to continue meeting the strong buyer demand we’ve already experienced in Hawthorn Woods since we started sales there in 2023.”
Champine noted homes at The Villas at Hawthorn Woods not only offer buyers the latest features and finishes of a brand-new home – setting them apart from older, existing inventory in Hawthorn Woods – but also a unique location as they are situated within the well-established Hawthorn Woods Country Club community. “They will have an instant neighborhood feel, with the added appeal of being set against the backdrop of a beautiful golf course,” he said. “And, with the very limited number of homes we’re building at The Villas at Hawthorn Woods, they will certainly be a noteworthy opportunity in the Lake County housing market.”
Located north of the intersection of Gilmer and Midlothian roads, The Villas at Hawthorn Woods will offer two- to three-bedroom floor plans with open living space and flexibility to create features such as home offices and guest rooms.
“While these ranch homes will certainly appeal to those from the surrounding area who want to stay local but downsize from a larger, two-story home, many other homebuyers simply prefer single-level living or will find these villas are a great match for their lifestyle, not to mention address considerations around maintenance and upkeep,” said Cheryl Bonk, vice president of sales and marketing for M/I Homes. “In fact, the community offers the convenience of low-maintenance living, with basic lawn care and snow removal provided.”
Construction on The Villas at Hawthorn Woods will begin early next year, with pre-sales expected to begin in January 2025. M/I Homes has also begun land development and infrastructure work for the 86 raw single-family sites.
All community residents maintain a social membership to the private Hawthorn Woods Country Club, which gives them access to on-site facilities and services including a resort-style swimming pool; bocce ball; tennis and paddle tennis courts; a state-of-the-art fitness facility; and a fine dining restaurant.
The village of Hawthorn Woods offers additional recreational and community amenities, including 18 local parks, access to highly rated school districts including Fremont School District 79 and Lake Zurich Community Unit School District 95, and plentiful shopping, dining and entertainment offerings at neighboring areas including Long Grove, Lake Zurich, Kildeer and Deer Park.

Homes at all M/I Homes communities come standard with the builder’s industry-leading 15-Year Transferable Structural Warranty, which not only allows buyers to purchase with confidence, but also adds value if the home is sold in the future. All homes are also WHOLE HOME Certified, an M/I Homes designation indicating the builder’s superior approach when constructing homes. Upon testing, an M/I home will receive a more favorable HERS (Home Energy Rating System) score than an Energy Star-certified home, which can save buyers upwards of 30 percent on their energy bills. A lower HERS Index means lower energy costs, and on average an M/I home achieves a HERS rating of 62, considerably lower than other resale homes and other builders in the market.
