Latest addition includes 10,000 square feet of retail space and 222 mixed-income apartments across three new buildings
Related Midwest today announced the start of pre-leasing for Phase 3B of Roosevelt Square, the developer’s 67-acre multiphase, mixed-income redevelopment on Chicago’s Near West Side. Located on the former ABLA Homes public housing site and redeveloped in partnership with the Chicago Department of Housing and Chicago Housing Authority, Phase 3B introduces three new mid-rise residential buildings at 1002 S. Racine Ave., 1257 W. Roosevelt Road and 1357 W. Roosevelt Road. Together, they comprise 207 mixed-income apartments, continuing the project’s mission to bring more than 2,000 new homes to the area.
The new residential buildings at Roosevelt Square will offer a mix of studio, one-, two- and three-bedroom apartments, spanning 556 to 1,191 square feet. Rents for market-rate residences will start at $1,450 per month for studios, $1,650 per month for one-bedrooms, $2,325 per month for two-bedrooms and $3,725 per month for three-bedrooms. CHA apartments are priced at 30% of the resident’s income, while affordable apartments will be offered for households earning 80% of the area median income.

New apartment residences at Roosevelt Square, many offering skyline views of the city, feature luxury wide-plank flooring, in-unit laundry per plan, USB outlets and 8-foot-6-inch ceilings. Kitchens include high-gloss laminate cabinetry, quartz countertops and built-in ENERGY STAR stainless steel appliances. Baths are appointed with wood laminate vanities, medicine cabinets and porcelain floor tiles.
Roosevelt Square will offer a carefully curated selection of amenities designed to enhance daily living. The buildings at 1257 and 1357 W. Roosevelt will each offer an on-site fitness center with cardiovascular, strength and functional performance equipment; ground-floor outdoor amenity space with grilling stations, dining tables and bench seating; dog run; package receiving room; bike room; storage lockers/rooms; and reserved outdoor and garage parking for vehicles.
At 1002 S. Racine, residents will enjoy a fitness center with cardiovascular, strength and functional performance equipment; fourth-floor indoor entertainment space with various coworking areas; 1,400-square-foot outdoor terrace adjacent to the fourth-floor lounge offering panoramic views of the cityscape; package receiving room; bike room; storage lockers; and reservable outdoor parking spaces for vehicles. The building will also include ground-floor retail, featuring Fresh Stop Produce & Deli, a local grocer opening its largest Chicago location in the space this summer, and The Slice Shop, a popular Chicago-based pizzeria.
Along with the new residential buildings, Phase 3B also includes the renovation of the last remaining Jane Addams building at 919 S. Ada St., now home to the National Public Housing Museum and 15 apartments.
Related Midwest collaborated with a varied group of architectural firms to bring Phase 3B of Roosevelt Square to life. The firms include Moody Nolan and Landon Bone Baker (1002 S. Racine Ave.), DesignBridge (1257 and 1357 W. Roosevelt Road), and HED and Landon Bone Baker (919 S. Ada St.). Notably, 74% of the architecture and engineering work was completed by minority- and women-owned businesses, reflecting Related Midwest’s commitment to community-based hiring practices.
Construction for Phase 3B is being led by a team of 100% minority-owned firms. This includes BOWA Construction, an African American-owned firm known for AIA award-winning work on the Taylor Street Apartments and Little Italy Branch Library — part of Roosevelt Square’s previous phase of redevelopment completed in 2019 — as well as The Row luxury high-rise in Fulton Market; Blackwood Group, a Latino-owned firm; and MIKK, which contributed to the Lathrop 1B development. Additionally, GMA Construction, a Black-owned MBE, oversaw work on the apartments within the National Public Housing Museum building.
Roosevelt Square’s walkable, bike-friendly location offers easy access to public transit, including multiple CTA bus lines, the CTA Pink Line and Metra commuter rail. Just minutes from dining, retail, city parks and the University of Illinois Chicago, the community is ideally positioned for convenience. Its proximity to Interstates 90 and 290 ensures quick connections to Chicago’s various neighborhoods, employment hubs, airports and more.
With the completion of Phase 3B, the Roosevelt Square redevelopment team will have delivered nearly 900 of the 2,000 planned units, building upon the success of earlier phases.
