Transactions, which closed within the past four months, reflect strong demand for midsize space, especially in food and industrial outdoor storage (IOS) sectors
NAI Hiffman, the Midwest’s leading independent commercial real estate firm, today announced its industrial brokerage team led by Executive Vice President Kelly Disser, together with Executive Vice President Mike Freitag, Senior Associate Bill Byrne and Associate TJ Feeney, successfully completed 16 transactions totaling more than 1.2 million square feet since late March.
The deals, a mix of leases and sales, span strategic industrial corridors across Chicago’s western and southwestern suburbs. More than 65% of the transactions involved food/cold storage or industrial outdoor storage (IOS) uses.

Landlord Representation:
- 177,500 square feet at 3701 W 128th Place, Alsip
- 78,000 square feet at 1550 Central Ave., Roselle
- 67,700 square feet at 742 Glenn Ave., Wheeling
- 30,000 square feet at 1845 Western, West Chicago
- 18,800 square feet at 220 Westgate Drive, Carol Stream
- 12,000 square feet at 140 Della Court, Carol Stream
- 11,000 square feet at 294 Commonwealth Drive, Carol Stream
Buyer Representation:
- 217,500 square feet at 3701 W. 128th Place, Alsip
Seller Representation:
- 20,000 square feet at 5240 Thatcher Road, Downers Grove
- 40,000 square feet at 2155 Carpenter St., Chicago
- 10,000 square feet at 145 Covington Drive, Bloomingdale
“These transactions reflect the team’s ability to generate strong leasing and sales momentum across active industrial submarkets,” said Disser. “They also underscore our reputation for delivering results in a competitive landscape.”
Among the highlights was the 190,000-square-foot lease with BC Foods at 335 Crossroads Parkway in Bolingbrook. Represented by NAI Hiffman, BC Foods is relocating from nearby 485 Crossroads Parkway to accommodate growth. The lease brings the Prologis-owned building to full occupancy. The tenant is expected to move into the building in September following its buildout of freezer, cooler and temperature-controlled processing space.
Another notable transaction was the full-building lease at 220 Westgate Drive in Carol Stream, which achieved zero days of vacancy for ownership and marks the second successful lease at the property in under three years.

According to NAI Hiffman’s Q2 2025 Industrial Market Report, more than 12 million square feet of industrial leasing occurred in Chicagoland in the second quarter. While leasing activity for spaces over 200,000 square feet has slowed, demand remains strong for modern, midsize facilities with access to key transportation routes.
