New speculative facility will address high demand for and limited availability of small-format logistics space
CRG, the national real estate development and investment firm, today announced it has broken ground on The Cubes at Cicero, a new 85,680-square-foot warehouse at 5401 W. Roosevelt Road in Cicero, Ill., immediately west of Chicago. The project marks a significant addition of modern logistics space in Chicago’s infill industrial market, where new supply is scarce.
The Cubes at Cicero will feature a 32-foot clear height, 16 dock-high loading doors, two drive-in doors and approximately 2,000 square feet of office space. The site offers excellent access to Interstates 290 and 55 and is less than 10 miles from downtown Chicago and about 6 miles from Midway International Airport. The building’s state-of-the-art design will cater to users seeking modern warehouse space in a prime infill location.
The announcement comes amid an extremely limited supply of small-footprint industrial developments in the Chicago market. According to Colliers, the area’s industrial vacancy rate stood at just 4.67% as of mid-2025, nearing an all-time low of 4.5%. Colliers also reported that tenants signed 10.7 million square feet of industrial leases in second-quarter 2025, the highest quarterly total in more than two years.

Colliers has been appointed as the exclusive leasing brokerage for The Cubes at Cicero. The Colliers team of Thomas Rodeno, Patrick Turner and Sean Austin will market the property to prospective tenants and guide leasing efforts through project completion.
