Set on Lake Michigan shoreline, the $305 million mixed-use community will feature a Renaissance Hotel, luxury residences, retail and resort-style amenities.
Farpoint Development has announced its agreement with Marriott International to open a Renaissance Hotel as the hospitality anchor of SoLa, Farpoint’s new premier resort-style community bringing 170 condominiums, 18 townhomes, vacation rentals and retail options to the southern shore of Lake Michigan in Michigan City, Ind., 50 miles east of Chicago.
Located in the heart of downtown Michigan City at Franklin Street and Michigan Boulevard, SoLa encompasses 2.8 acres in the city’s Uptown Arts District and is oriented to take advantage of unparalleled views of Lake Michigan and, on clear days, the Chicago skyline. The 12-story hotel will span the east side of SoLa.
“This collaboration with Marriott sets a new benchmark for lifestyle-focused residential development along the southern shores of Lake Michigan, blending elevated design, renowned hospitality service and true resort-style living,” said Scott Goodman, founding principal at Farpoint Development. “Renaissance is a luxury brand focused on a rich experience for guests, which aligns perfectly with our vision for SoLa to be a world-class destination for residents and vacationers alike.”
The Renaissance Hotel at SoLa is planned to offer 240 rooms, including 24 suites, on-site covered parking and amenities like a full-service spa, fitness center and indoor pool with a retractable glass wall opening onto a lakeside terrace. A restaurant with an open-air dining deck overlooking the lake will occupy the hotel’s 12th floor, while a ballroom and meeting spaces will be one flight below.
Both guests of the Renaissance Hotel as well as SoLa residents will enjoy the property’s many charms, including its proximity to the beach and dozens of local restaurants, as well as cultural attractions like the Lubeznik Center for the Arts and Indiana Dunes National Park.
With convenient access via Interstate 94 and the recently upgraded South Shore Line — now providing daily one-hour commuter rail service to downtown Chicago — SoLa appeals both to people looking for homes in a lakefront setting within easy reach of the city and travelers seeking the luxury hospitality experience for which the Renaissance by Marriott brand is so well known.
“Having an on-site hotel of this caliber is a win for travelers and a game-changer for SoLa residents,” Goodman said. “From access to top-tier restaurants and event space with sweeping views of the lake to a place for overflow guests to stay just steps from your front door, it’s about enhancing everyday living with resort-style convenience.”
SoLa’s for-sale condominiums will be housed in two towers that rise six and 12 stories along its south and west sides, while the townhomes will be located along the north and west sides of the project. Connecting the residences with the Renaissance Hotel is a 396-space, climate-controlled parking garage that rests below the development’s crown jewel — an outdoor resident-only amenity deck with a four-season pool and hot tub area with a retractable roof; lounge seating and cabanas; fire pits; a dog walk and dog wash station; and landscaped areas for year-round activities such as community events, outdoor movies and more. SoLa also will have 21,000 square feet of commercial space, with plans for a variety of tenants including world-class food and beverage options and an outdoor outfitter.
SoLa was designed by award-winning Koo Architecture, whose growing portfolio of notable hospitality work also includes Chicago lodging standouts like The Wit and Sable at Navy Pier, among others.
Construction on SoLa is planned to begin in January 2026 and take approximately two years. The development is expected to create 275 permanent, full-time jobs and hundreds of seasonal positions.
