M/I Homes, one of the top homebuilders in the Chicagoland area, announces it has closed on the land acquisition for The Townes at Barclay, a new 6.2-acre enclave of 42 new-construction townhomes in Lincolnshire, Ill., within Adlai E. Stevenson High School District 125. Land development will begin in August, with sales starting and pricing announced this fall.

Centrally located at the northeast corner of Barclay Boulevard and Aptakisic Road, The Townes at Barclay is convenient to numerous retail districts along nearby Milwaukee Avenue, as well as many well-known north suburban entertainment and recreation options including Lincolnshire’s Marriott Theater, Chevy Chase Country Club and forest preserves and biking trials along the Des Plaines River.

“The site for The Townes at Barclay is a prime parcel perfectly situated for anyone who wants to enjoy all the benefits of this well-established area, not the least of which is access to top-rated Stevenson High School as well as proximity to main roadways that put neighboring suburbs and nearby employment centers in easy reach,” said Rick Champine, area president of M/I Homes. “And despite being surrounded by so many conveniences, The Townes at Barclay will feel very private and quiet thanks to its smaller scale and dedicated green space. It will be a terrific new-construction option for those seeking the lifestyle this area offers.”

The Townes at Barclay will feature four two-story floor plans from M/I Homes’ Revival Series. Measuring 1,991 to 2,436 square feet, these designs have three to four bedrooms, including one plan with a first-floor owners’ suite, 2½ baths and an attached two-car front-load garage. All homes also have a full basement.

“This is only the second community in the Chicago market where we are building the Revival Series, so we are excited to showcase how these floor plans exemplify the thoughtful planning that goes into all of our townhome designs to maximize comfort and functionality,” said Cheryl Bonk, vice president of sales and marketing for M/I Homes. “The Revival Series offers several first-floor configurations, which are all centered around a beautiful island kitchen open to the main living space and also include different features like a den or flex space that buyers can use in whatever way best supports their lifestyle.”

Bonk added that the townhomes at The Townes at Barclay will have all-new elevations, featuring crisp white board and batten siding accented by craftsman-inspired wood beams.

“Our goal with the site plan was to create a cohesive neighborhood that easily weaves into the fabric of Lincolnshire,” said Bonk. “We’ve done that through not only these fresh yet classic exteriors, but also an HOA-maintained park at the center of the community that will act as a beautiful gathering space for residents.”

The Townes at Barclay is served by Adlai E. Stevenson High School, which was ranked sixth among Illinois high schools by U.S. News & World Report. Elementary and junior high students will attend schools from either Aptakisic-Tripp School District 102 or Lincolnshire-Prairieview School District 103.

The community is convenient to Interstate 94, which provides easy access to both downtown Chicago and Milwaukee as well as the many businesses along the I-94 corporate corridor north of Chicago. Additionally, commuters are a five-minute drive from the Prairie View and Buffalo Grove train stations, which both offer service to downtown Chicago’s Union Station via Metra’s North Central Service line.

Homes at all M/I Homes communities come standard with the builder’s industry-leading 15-Year Transferable Structural Warranty, which not only allows buyers to purchase with confidence, but also adds value if the home is sold in the future. All homes are also WHOLE HOME Certified, an M/I Homes designation indicating the builder’s superior approach when constructing homes. Upon testing, an M/I home will receive a more favorable HERS (Home Energy Rating System) score than an Energy Star-certified home, which can save buyers upwards of 30 percent on their energy bills. A lower HERS Index means lower energy costs, and on average an M/I home achieves a HERS rating of 62, considerably lower than other resale homes and other builders in the market.
