M/I Homes, one of the top homebuilders in the Chicagoland area, has started land development for Sadie Ridge and The Townes at Sadie Ridge in Lockport, Ill., after closing on the land acquisition for the new development that will bring 132 single-family homes and 128 townhomes to the popular southwest suburb. Pre-sales will begin this fall, when pricing will also be announced.
Located just east of Interstate 355 on Bruce Road, Sadie Ridge and The Townes at Sadie Ridge together total 78 acres and follow M/I Homes’ Silo Bend and The Townes at Silo Bend developments in Lockport, which are both sold out.
“As we experienced with our previous Lockport communities, this area continues to be sought-after by homebuyers who appreciate the charm of Lockport’s historic downtown as well as other benefits and conveniences that make this a terrific place to live – from top-rated schools and access to major transportation arteries, to plentiful recreational options against the backdrop of the beautiful Des Plaines River Valley,” said Rick Champine, area president of M/I Homes. “With Sadie Ridge and The Townes at Sadie Ridge, we’re bringing much-anticipated new inventory to this market and offering the design elements, floor plan features and modern conveniences buyers are looking for with a new-construction home.”
Champine noted that with both single-family homes and townhomes available, buyers can select from floor plans across two product types. The two-story single-family homes at Sadie Ridge measure 2,300 to 3,831 square feet. They feature three to six bedrooms, 2½ to 5½ baths, open-concept living space, a full basement and a two- or three-car garage.
Meanwhile, The Townes at Sadie Ridge gives buyers the choice of two-story plans measuring 1,780 to 2,000 square feet. These townhome designs have two to three bedrooms, including one plan with a first-floor primary suite, open main-floor layouts, a two-car front-load garage and private patio.
“Both the townhome and single-family home designs at Sadie Ridge are infused with thoughtful details to enhance their functionality, such as ample storage, well-planned flow between kitchens and living areas, and flexible spaces like lofts and basements in most plans that can be finished in the future to expand living space,” said Cheryl Bonk, vice president of sales and marketing for M/I Homes. “And while these homes have many of the same popular floor plan features and design elements that made our Silo Bend and The Townes at Silo Bend in Lockport top-selling communities, the exterior elevations are all-new and a completely different look than anything we’ve built previously in Lockport.”
Also enhancing the neighborhood feel at Sadie Ridge will be a centrally located 3.2-acre on-site park with ample open space, and a bike path running throughout the community.
Additionally, residents of Sadie Ridge and The Townes at Sadie Ridge will enjoy easy access to many popular parks and golf courses in the area, including Dellwood Park, Broken Arrow Golf Club, and miles of walking and biking trails along the Illinois and Michigan (I&M) Canal.
For shopping, dining and entertainment, Lockport’s historic downtown district features a vibrant mix of local restaurants, art galleries and seasonal events. For commuters, the Metra station in downtown Lockport is just 10 minutes away, offering service to downtown Chicago’s Union Station via the Heritage Corridor Line.
Sadie Ridge and The Townes at Sadie Ridge are served by Lockport Township High School District 205 and Homer Central Consolidated School District 33C.

Homes at all M/I Homes communities come standard with the builder’s industry-leading 15-Year Transferable Structural Warranty, which not only allows buyers to purchase with confidence, but also adds value if the home is sold in the future. All homes are also WHOLE HOME Certified, an M/I Homes designation indicating the builder’s superior approach when constructing homes. Upon testing, an M/I home will receive a more favorable HERS (Home Energy Rating System) score than an Energy Star-certified home, which can save buyers upwards of 30% on their energy bills. A lower HERS Index means lower energy costs, and on average an M/I home achieves a HERS rating of 62, considerably lower than other resale homes and other builders in the market.
