M/I Homes, one of the top homebuilders in the Chicagoland area, announces it has closed on the land acquisition for Highbury Club, a development of 33 new-construction single-family homes on the site of the former Schwaben Center athletic facility in northwest suburban Buffalo Grove, Ill. Demolition of an existing structure on the nearly 9-acre site will begin in early 2026, followed by land development this spring.
Located at 301 Weiland Road, just north of Lake Cook Road and east of Route 83, Highbury Club will be within Adlai E. Stevenson High School District 125, one of the top high school districts in the state. The community will also be central to multiple retail corridors along McHenry and Lake Cook roads; an eight-minute drive from Interstate 294, providing easy access to neighboring suburbs; and a five-minute drive from the Buffalo Grove train station, which offers service to downtown Chicago’s Union Station via Metra’s North Central Service line.
“Highbury Club will check all the boxes in terms of why buyers are so attracted to Chicago’s northwest suburbs and Buffalo Grove specifically,” said Rick Champine, area president of M/I Homes. “You simply can’t beat this location when it comes to highly regarded schools, not to mention access to shopping, dining and recreation that help create the lifestyle today’s buyers are seeking. With the introduction of Highbury Club, we’re giving homebuyers in this prime area a terrific new-construction option where they can find modern floor plan features and beautiful finishes that will really enhance their daily lives.”
Champine noted M/I Homes will be building three floor plans at Highbury Club and offering five different exterior elevations. The two-story homes will measure 2,300 to 2,700 square feet and have three to four bedrooms, open concept living areas, flex spaces, full basements and attached two-car garages. Pricing will be announced with the start of pre-sales in early June.
“These home designs all feature our very popular first-floor flex room, which gives homeowners so many options to tailor the space to their specific needs and lifestyle,” said Cheryl Bonk, vice president of sales and marketing for M/I Homes. “For example, families moving to this area for its great schools can support their students by creating a dedicated study area to focus away from distractions elsewhere in the home, while multigenerational households might want to create an in-law suite or a separate living space for extended family. The flex room is also ideal as a home office for those who work from home or have a hybrid schedule.”
Bonk added that two of the available floor plans will offer a loft, providing additional flexibility for a secondary living area, an extra bedroom or space for remote work. The designs also offer the practical features many buyers prioritize such as mudrooms, second-floor laundry and kitchen islands. In addition to Stevenson High School, Highbury Club will be served by Earl Pritchett Elementary School, Meridian School and Aptakisic Junior High School, which are part of Aptakisic-Tripp Community Consolidated School District 102. Residents of the community can take advantage of multiple recreational offerings in the surrounding area including Buffalo Grove Golf Club, Buffalo Creek Forest Preserve and Lake County Forest Preserve, in addition to multiple Buffalo Grove Park District facilities and the nearby Family Aquatic Center at Heritage Park in neighboring Wheeling. The community is also a short drive from the Deer Park Town Center shopping center in Deer Park, as well as historic downtown Long Grove, which offers a mix of boutique stores and restaurants.

Homes at all M/I Homes communities come standard with the builder’s industry-leading 10-Year Transferable Structural Warranty, which not only allows buyers to purchase with confidence, but also adds value if the home is sold in the future. All homes are also WHOLE HOME Certified, an M/I Homes designation indicating the builder’s superior approach when constructing homes. Upon testing, an M/I home will receive a more favorable HERS (Home Energy Rating System) score than an Energy Star-certified home, which can save buyers upwards of 30 percent on their energy bills. A lower HERS Index means lower energy costs, and on average an M/I home achieves a HERS rating of 62, considerably lower than other resale homes and other builders in the market.
