Assignment brings Hiffman’s Houston-area property management portfolio to more than 2.3 million square feet as firm continues regional expansion
Hiffman National, a national commercial property management and real estate advisory services firm, today announced it has been selected by Fort Worth-based private equity firm Woodside to provide property and construction management for Saddlebrook Place, the newly rebranded four-building office campus in northwest Houston formerly known as Heron Lakes.
The 200,155-square-foot campus, recently acquired by Woodside, marks another milestone in Hiffman National’s continued expansion in the region and further strengthens its longstanding relationship with the ownership group. The assignment at Beltway 8 and North Gessner Road is the fifth Houston-area property currently being repositioned by Hiffman, bringing the firm’s management portfolio in the region to more than 2.3 million square feet.

As part of the asset’s repositioning, Hiffman will oversee a comprehensive capital improvement plan that includes spec suite buildouts, common area enhancements, roof replacement, LED lighting upgrades and broader building modernization efforts designed to enhance asset value and support leasing momentum.
The assignment comes as Houston’s office market continues to reset, creating attractive opportunities for well-capitalized investors pursuing repositioning strategies. At the same time, leasing trends show how tenants are prioritizing high-quality space that improves the workplace experience, with growing demand for Hiffman’s broad-scale project service capabilities.
