Nicholas & Associates, the construction management and general contracting arm of the Nicholas Family of Companies (NFOC), today announced it has been selected by Moyer Properties as the general contractor for Aster Flats, a 263-unit, three-building luxury rental community set on a 4.86-acre site in Madison, Wis. The ground-up development is the latest in Nicholas & Associates’ Wisconsin portfolio, further expanding the firm’s presence in the state and region.

Nicholas & Associates will break ground Aug. 18 on the new development, with construction happening in phases across the three buildings that will be located at 8137 Mayo Drive, 8125 Grotto Lane and 8113 Grotto Lane. Completion is anticipated in February 2028.
Designed by HKM Architects + Planners, Inc., Aster Flats will offer studio, one-, two- and three-bedroom units ranging in size from 588 to 1,395 square feet. Residences will be complete with modern kitchen finishes including designer cabinetry, premium quartz countertops and ceramic tile backsplashes; spa-inspired baths; in-unit laundry; and luxury vinyl plank-style flooring.
Enhancing the resident experience will be an extensive amenity package including a clubhouse with a community lounge, entertainment kitchen and state-of-the-art fitness and yoga center; a luxury pet spa with fully equipped grooming stations; an indoor bike room; and an outdoor heated resort-style pool, grilling terrace and courtyard lounge areas. The property also features smart security with keyless building and unit entry, a secure parcel room for package deliveries and dedicated resident storage lockers. Each of the three buildings will have one or two levels of secure, heated indoor parking.
Nicholas & Associates currently operates a Milwaukee office, which will relocate to a new Oconomowoc, Wis., location later this year. The firm’s portfolio of work in the state spans multifamily, mixed-use, education and municipal construction projects.
