Meritus Homes is kicking off the 2015 real estate market with the release of 15 new home sites at The Reserve of St. Charles, the builder’s community of semi-custom and custom homes just three miles north of downtown St. Charles.
Located on the west side of Route 31 between Red Gate and Silver Glen roads, amid 56 acres of conservation areas and wetlands, The Reserve of St. Charles includes 133 homes, with semi-custom home and lot packages priced from the $490,000s.
“We started sales at The Reserve of St. Charles just as the new-construction market in Chicago started to pick up after the downturn, and we’ve definitely seen that upswing reflected in our progress and pricing in the community,” said Brian Brunhofer, president of Deerfield, Ill.-based Meritus Homes. “It’s exciting to look out now at the completed homes at The Reserve of St. Charles, and we’re pleased to be opening up an additional selection of sites just in time for what promises to be another positive spring market. Included in the 15 new releases are a number of east-facing sites that back up to a landscaped berm at the rear of the property. Buyers can also select from three sites that feature water views and can accommodate a look-out basement.

Brunhofer noted that all sites at The Reserve of St. Charles measure 1/3 of an acre or larger, which also allows plenty of space and privacy between neighbors. Additionally, the size of the home sites adds flexibility to Meritus’ semi-custom building process, through which buyers can either tailor an existing floor plan from the builder’s portfolio to meet their personal needs or partner with Meritus’ custom-build team to create a brand new design.
“If a buyer wants to expand the overall footprint of one of our plans, bump out the back to make space for a beautiful sun room or even add a custom screened-in porch, we have plenty of space to work with,” Brunhofer said.
Meritus’ portfolio of ready-to-build floor plans at The Reserve of St. Charles features ranch, two-story and master-down designs, which range in size from 2,610 to 3,918 square feet and have three to four bedrooms, 2½ to 3½ baths, full basements and attached two- or three-car garages.
