Chicago-based developer Fifield Cos. has broken ground on The Sinclair, a 390-unit, mixed-use luxury apartment tower in Chicago’s Gold Coast neighborhood that will also include a 55,000-square-foot flagship Jewel-Osco grocery store.

The groundbreaking ceremony took place December 9, and was the developer’s second new apartment tower start in Chicago in 2015 – in June, the company broke ground on NEXT, a 310-unit building in River North. Reflecting on the development boom Chicago is currently experiencing, Steve Fifield, president and CEO of Fifield Cos. said during the event, “We love being part of the Renaissance that Randy, I and our team are making happen in Chicago. Between 2010 and 2020 we, and our fellow developers, and users like Jewel-Osco, will add 30,000 apartment and condo units within the three-mile radius from State and Madison; 20,000 hotel rooms; 5 million square feet of new and rehabbed offices for tens of thousands of newly created tech and financial services jobs; and another 2 million square feet of retail space both downtown and in the emerging neighborhoods around us.” Fifield added, “All of these will add more than $300 million a year in new and much needed real estate, sales and room tax revenues to the city. Additionally, thousands of affordable housing units will be added in both established and gentrifying neighborhoods.”

Also in attendance at the ceremony and echoing support of The Sinclair were Judy Frydland, acting commissioner of the Chicago Department of Buildings, and Jerry Otis, vice president of operations for Jewel-Osco.

“This project has been in the works for over four years, and Jewel is very honored to be providing downtown Chicago with what will be our flagship Jewel store in 2017,” said Otis.

“It’s so exciting to be at this groundbreaking,” said Commissioner Fryland. “I’ve been coming to this neighborhood for many, many years…you have everything here.” Fryland added, “We have a lot of development in the city. This year we’ve issued more than 20 high-tower crane permits, more than we’ve issued in quite some time, and two of which are for this project.”

The 35-story tower, located at Clark and Division streets, will offer studio, one-, two- and three-and four bedroom residences, with individual units ranging from 550 to 2,500 square feet. Residents of The Sinclair can expect premier finishes, including plank flooring, quartz countertops, glass tile backsplashes, Grohe faucets, high-end wood cabinets, GE stainless steel appliances, Nest programmable thermostats, oversized windows and in-unit washers and dryers. Select units will also feature private balconies and master bedroom walk-in closets. In addition, the building will offer three floors of two, three and four-bedroom penthouses.

The Sinclair will feature 53,000 square feet of amenity space and outdoor decks, including a pool and spa with an adjacent sun terrace, multiple cabanas and grilling kitchens; a state-of-the-art fitness club with a separate yoga and Pilates studio; a media room with 7.1 surround sound; a full demonstration kitchen and party room; Starbucks coffee bar; business center and an AV equipped conference room; and bicycle kitchen, a trademark of Fifield Cos.’ properties, offering residents bicycle storage, supplies, tools and air pumps.

“In a neighborhood largely known for high-end condominiums and multi-million dollar single-family homes, our goal at The Sinclair is to make residents feel like they’re totally pampered,” said Randy Fifield, vice-chairman of Fifield Cos., as she addressed the groundbreaking attendees. “With three floors of penthouses, more than 50,000 square feet of private amenity space, and the finest level of finishes this market will know, The Sinclair will offer a rental option like nothing area residents have ever seen, even in the Gold Coast.” Fifield added, “The Sinclair completes a legacy of urbanization that embodies what the developers of Sandburg Village had envisioned many, many years ago. We are so grateful to every person and organization that came together to make this development a reality.”

Located in Chicago’s Gold Coast neighborhood, The Sinclair is steps from some of the city’s most famous shopping, dining and nightlife destinations, as well as nearby parks and the lakefront. The community is adjacent to the CTA’s new Clark/Division Red Line station at LaSalle Street, and is also serviced by several CTA buses, offering convenient access to the Loop. A DIVVY bike station is just a block from the building. Leasing is expected to begin in the first quarter of 2017 with delivery expected in Summer 2017.

Chicago-based Solomon Cordwell Buenz has been retained as the building’s principal architect and interior designer. McHugh Construction will serve as the general contractor for the project.
