As construction and sales activity continue to accelerate at Provenance, a master-planned development at Techny Road and Pensive Lane in the Northbrook area of unincorporated Cook County, Ill., Red Seal Homes has started work on an early-delivery townhome that will be available for October move-in.

“Buyer interest in Provenance has been tremendous this spring – in fact, we’ve sold nine homes in the last two months alone,” said Brian Hoffman, an executive with Northbrook-based Red Seal Homes. “That momentum confirms the time is right to offer an early-delivery home that not only showcases one of our popular Terrace home floor plans, but also gives buyers the opportunity to speed up the typical new-construction timeline and move in by this fall.”

Hoffman noted that Provenance includes a mix of housing types, including 21 single-family homes, called The Estates, which measure 2,948 to 4,362 square feet and are priced from $949,900; 34 duplex homes, called The Villas, priced from $624,900 and measuring 1,807 to 3,606 square feet; and 82 townhome residences, known as The Terraces, which are priced from $498,900 and measure 2,081 to 2,664 square feet.

The early-delivery home will feature Terrace Plan 2, a two-level townhome design with three bedrooms, 2½ baths, an attached two-car garage and full unfinished basement. Measuring 2,099 square feet, the home has an open first-floor configuration with a generous great room and dining room separated from the kitchen by an oversized peninsula island.

“This is one of our top-selling plans because it has that wide open first floor that appeals to buyers ranging from young couples and families to empty nesters,” said Hoffman. “And while it has the casual feel that goes with such an open design, this home is roomy enough to comfortably designate both a separate living area and more formal dining area in the space.”

To enhance the flow of the first floor, the builder’s in-house design team selected ebony-stained wood flooring to run throughout the main living areas. The kitchen will be completed with modern, high-end finishes including maple cabinetry with gray-toned finish, quartz countertops in a soft white with gray veining, and stainless steel appliances. “We wanted a timeless look that blends with nearly any décor, since the kitchen is fully visible from the living spaces,” said Hoffman.

Upstairs, the early-delivery home has three bedrooms, a convenient loft and a second-floor laundry room.

“This is a full laundry room, rather than the closet setup you often find in a townhome,” said Hoffman. “Buyers also appreciate the adjacent loft – a great spot to set up a secondary TV viewing area. They can relax and fold laundry while watching their favorite show and not have to carry baskets of laundry up and down the stairs.”

Adjacent to the loft, the master suite includes two oversized walk-in closets and a spa-like master bath with dual-bowl vanity, granite countertops, custom-tiled shower with frameless glass door, and water closet. Two secondary bedrooms share access to a full hall bath.

The Terraces at Provenance include a maintenance-free lifestyle, with services such as snow removal and landscaping provided. Additionally, Terrace homes feature low-maintenance exteriors, including cement board siding with brick or stone trim and architectural-style shingle roofing.

“The opportunity for maintenance-free living is a top selling point for buyers who simply don’t want to spend their free time on yard work and other upkeep,” said Hoffman. “It’s a great convenience for anyone who is busy with careers or family, travels frequently, or just wants the peace of mind of knowing that aspect of homeownership is taken care of for them.”

Set on 44 acres, Provenance is built around a landscaped community common with a waterfall as its centerpiece. Walking paths connect the common with a series of smaller parks throughout the community, including picnic areas and a playground.

The community’s prime North Shore location is convenient to both Interstate 294 and Lake Cook Road, and also has easy access to plentiful shopping and dining in downtown Northbrook and on nearby Willow Road. Provenance is served by award-winning Northbrook District 31 schools and Glenbrook North High School.
