As consumer shopping habits continue to evolve, retail developers, much like the brands that fill their shopping centers, are getting creative as they look for ways to differentiate the brick-and-mortar experience.

After initially planning to build an enclosed mall in Wauwatosa, Wis., Taylor Johnson client HSA Commercial Real Estate instead decided to develop a phased retail center called The Mayfair Collection, converting obsolete warehouses into modern storefronts. In addition to bringing new retailers to the Milwaukee metro, including off-price concepts that have outperformed the broader retail sector, HSA Commercial secured leases with Whole Foods and several restaurants, creating a complementary tenant mix designed to draw visitors to the center and keep them there for longer periods of time.
