A tower crane has risen at the site of Renelle on the River, signaling the start of construction on the 18-story luxury condominium building at 403 N. Wabash Ave., in Chicago’s River North neighborhood. According to Renelle’s developer Belgravia Group, half of the building’s 50 residences are already sold. Recently named New Development of the Year, City by Chicago Agent magazine, the community will be nestled at the river’s edge among architectural landmarks including the Wrigley Building, the London Guarantee Building (now known as London House Hotel) and Ludwig Mies van der Rohe’s AMA Plaza and will offer sweeping views of the Chicago River.

“Renelle on the River is one of the few properties in the area that addresses downtown buyers’ desire for an urban lifestyle with the size and feel of a single-family home,” said Buzz Ruttenberg, founder of Belgravia Group. “And, with only three or four residences per floor, Renelle on the River also offers an uncommon level of intimacy for city-dwellers.”

Designed by Chicago-based bKL Architects, Renelle on the River is located on one of the last parcels of land available for development along this stretch of the Chicago River. According to Ruttenberg, the site had always been earmarked for development. However, the city wanted to wait until the right building and developer presented themselves. Due to the building’s orientation on the site, each residence at Renelle on the River will boast stunning city and river views. Residents also will be just steps from the bustling Riverwalk, Michigan Avenue, and Apple’s new flagship riverfront store.

“This long-overlooked site holds tremendous potential for future residents seeking to enjoy city living in an exclusive setting,” said Ruttenberg. “From the curated finishes in each residence and the building’s upscale amenities to the location at the epicenter of Chicago’s greatest attractions, it’s thrilling to see this project move forward in the construction process.”

With its five different floor plans, including a rare duplex option, Renelle appeals to a range of buyers, from empty-nesters leaving suburban life for the city to urbanites seeking spaces that live like single-family homes, but with the low-maintenance and cache of an exclusive residential community. Each condominium features a large kitchen/family room combination with separate formal living spaces, three or four bedrooms, and three or 3½ baths. Single-level floor plans range from 2,249 to 3,434 square feet and are priced from $1,584,900 to $3,213,900. The duplex option is 1,827 square feet and priced at $1,275,900. To date, only two duplexes remain.

“One of the reasons agents and buyers have been gravitating to Renelle are the thoughtfully designed floor plans, which not only take advantage of the spectacular river views, but also provide the square footage and flow we know buyers want for day-to-day living as well as entertaining,” said Ruttenberg. “And, with our cutting-edge virtual reality technology, buyers can envision themselves at Renelle, enjoying the best of what the city has to offer from the comforts of a gracious and highly functional home.”

Though construction on the development is just beginning, buyers and agents have been able to “tour” Renelle through Belgravia’s VR-360 Model Home technology. True-to-life virtual tours have not only given future residents the opportunity to experience the views and floor plans, but also customize finishes for their new home. According to Ruttenberg, the virtual reality technology has been a key driver of sales.

Residences at Renelle will boast 10-foot ceilings, expansive windows, 8-foot solid-core doors, 5-inch wood flooring, abundant gallery walls for artwork, and private balconies. Kitchens will be appointed with Snaidero cabinetry, natural stone or quartz countertops, and Subzero and Wolf appliances. Even laundry rooms will include Snaidero cabinetry with quartz countertops and integrated laundry sinks.

Renelle on the River will also feature a sophisticated suite of amenities, including a rooftop lounge on the 18th floor that will feature a game room, screening room, indoor and outdoor kitchens, and a 4,500-square-foot terrace. Additional amenities include a fitness center with private yoga room, outdoor dog run and bike storage area.
