CHICAGO (June 28, 2018)HSA Commercial Real Estate today announced the firm recently signed a 49,977-square-foot lease with Pelican BioThermal at Gateway Business Park, 851 S. Columbia Road in Plainfield, Ind. Plymouth, Minn.-based Pelican BioThermal, which provides thermal packaging solutions for the safe transportation of pharmaceutical and medical materials, will take occupancy at the Columbia Road facility in July. The 121,800-square-foot warehouse building, known as Gateway II, was developed by HSA Commercial in 2004 and is part of the 55-acre Gateway Business Park located just west of the Indianapolis International Airport.

As one of the most active industrial developers in the Indianapolis market, HSA Commercial Real Estate has recently built five buildings totaling approximately 630,000 square feet at Gateway Business Park, including the 151,200-square-foot Gateway IV distribution center that was completed in July 2017 and is now fully leased.

HSA Commercial now plans to build the 262,758-square-foot Gateway V on a 19-acre land site at the southeast corner of Stafford Road and Airtech Parkway that a partnership affiliated with the company acquired in December. Based on current construction schedules, the new industrial facility will be ready for occupancy in December 2018, and once completed, will feature 32-foot clear heights, 30 truck docks (expandable), four drive-in doors, 185 parking stalls and 70 trailer positions.

“Since Indianapolis is accessible to over half of the United States within a one-day drive, the market is uniquely positioned geographically to take advantage of the growth in e-commerce and logistics,” said Robert Smietana, vice chairman and CEO of HSA Commercial Real Estate. “The need for new Class A warehouse facilities in Indianapolis is outpacing the amount of development in the market, and we’re excited to start construction on Gateway V to meet the velocity of demand.”

Once Pelican BioThermal takes occupancy at Gateway II, there will only be 20,000 square feet available in the building.
