Investors Seek Stability In Ground Leases
With property owners cashing out of select investments and looking to redeploy capital, some are turning to ground leases due to the long-term stability and attractive returns they provide.
The strategy made headlines earlier this year when New York-based investment firm iStar Inc. announced plans to form Safety, Income and Growth (SAFE), the first publicly traded REIT to focus exclusively on ground leases. When The Real Deal was looking for experts to weigh in on the pros and cons of ground leases, Taylor Johnson connected the reporter with Steven “Sonny” Ginsberg, co-founder of Chicago-based law firm Ginsberg Jacobs, which represents clients in ground lease transactions, including those made as part of a 1031 exchange.
