After flatlining during the recession, speculative medical office buildings are once again popping up in markets across the country. When the Wall Street Journal asked real estate experts to weigh in on the trend, we knew Taylor Johnson clients HSA PrimeCare and Transwestern could provide some valuable insights. In Katy, Texas, where there’s an undersupply of medical office space, Transwestern is representing the developer of a 47,000-square-foot spec development that is already 25 percent leased. But as PrimeCare President John Wilson explains to reporter Robyn A. Friedman, while spec projects may make sense in certain locations, they remain a risky proposition in a consolidating industry heavily influenced by the Affordable Care Act.
