Perry Higa, executive vice president at NAI Hiffman, guided Silver Cross Hospital through development and leaseback process for south suburban facility
NAI Hiffman recently joined representatives from Silver Cross Hospital and Premier Suburban Medical Group (PSMG) to celebrate the completion of the Orland Park Medical Pavilion, a two-story, 42,000-square-foot medical office building in Orland Park, Ill., a southwest suburb of Chicago.
Located at 17047 S. LaGrange Road, the facility is anchored by Silver Cross and PSMG, housing primary care physicians, advanced practice providers and a wide range of specialists representing cardiology, endocrinology, gastroenterology, general surgery, hematology/oncology, orthopedics and rheumatology.
“We had over 500 people in the community come out wanting to walk through this building, to see what it really was,” said Vince Pryor, executive vice president and chief financial officer of Silver Cross Hospital. “They had seen this beautiful glass building go up for 18 months, and I think they all wanted to see what makes it different.”
NAI Hiffman Executive Vice President Perry Higa represented Silver Cross and PSMG in the development by negotiating the land purchase, bringing in Remedy Medical Properties as the project’s developer, Leopardo Construction as the general contractor, Jensen and Halstead as the architect and Kimley-Horn as civil engineer. Higa also negotiated the ground lease and long-term leases for both providers.

Healthcare Real Estate Insights magazine recently named the glass-and-timber facility a 2023 HREI Insights Award winner in the “Best New Medical Office Buildings and Other Outpatient Facilities (25,000 to 49,999 Square Feet)” category. The national program is the only of its kind dedicated to recognizing excellence in the areas of healthcare real estate development and executive leadership.

The new facility houses comprehensive lab, imaging and pharmacy services; a 20-bay cancer care and infusion center; an endoscopy suite with two procedure rooms; and 38 exam rooms, among other offerings. Its lobby features automated kiosks for efficient check-in, while warm interior design elements were used to enhance patient comfort.
