24/7 AI assistant trained on local regulations, historical data and company policies and procedures 

Baird & Warner, Chicagoland’s largest independent and locally operated real estate brokerage, today announced the companywide launch of Remi, a new artificial intelligence support system designed to function as a virtual assistant to the firm’s agents and managers. According to the firm, Baird & Warner’s Remi is one of the most extensive AI-enabled assistant in the residential real estate industry, delivering immediate, 24/7 answers to client questions, property information, contract analysis, industry information, training content, company documents and other resources.

“Everyone in residential real estate is talking about AI, but what we’ve built for our agents is far more powerful and intentional,” said Dean Rouso, senior vice president of strategic initiatives at Baird & Warner. “Remi is trained on all things real estate, including our company’s 170-plus years of data and knowledge on a block-by-block basis of Chicago’s 77 distinct neighborhoods and all of its surrounding suburbs, and the day-to-day realities of the real estate agent experience.”

Developed exclusively for Baird & Warner by BrokerBot.ai, using firm-approved real estate processes, policies, forms and training materials, Remi addresses an estimated 90% of agent inquiries within minutes. Via voice, desktop, chat or text, Remi can respond to questions and deliver information about contracts, advertising rules, office-level procedures and resources. For example, Remi can provide agent guidance on ordering photography through Baird & Warner Image Services, as well as answer questions about state license law and proper contract procedures.

Remi has already shown meaningful results during its testing phase. For example, one Baird & Warner managing broker received an after-hours call from an agent who urgently needed commercial contracts and forms but could not get home for more than an hour. The manager asked Remi for the materials and immediately received the correct links, which were then forwarded to the agent, enabling them to assist the client without delay. Situations like this highlight Remi’s ability to solve problems and answer questions in real time, including during off-hours when agents often need the most support, Ellis said.

All information at Remi’s disposal is vetted from whitelisted and approved real estate sites to ensure accurate information, and Remi prompts users when more detail is required. When Remi does not have an immediate answer, Baird & Warner’s technology team is alerted to respond and further train the system to ensure the information is available for future queries. Over time, the questions agents ask will help optimize Remi and provide Baird & Warner with valuable insights to improve the client experience across their offices.

Unlike the more limited, generalized AI chatbots of competing brokerages, Remi was explicitly trained to operate at a granular, local level. The system provides tailored answers based on an agent’s office, including neighborhood-specific real estate rules and regulations. For example, Remi automatically knows if an agent is asking about signage for a listing in a specific location where for-sale signs are banned under local ordinances and advises the agent accordingly.

Remi joins other tools in the company’s technology suite, including RealReports, which features an AI assistant called Aiden that can provide extensive property-specific research to buyers, sellers and agents on any property in the United States. The platform delivers information ranging from environmental reports and property permit history to multiple-offer and home inspection analysis to the summarization of condo association rules and regulations.
