New home sales have been on the rise for the first two quarters in 2015, according to Tracy Cross and Associates, and Chicago builders are looking to continue that momentum into the fall by offers a variety of incentives for new-home buyers. Here are a few communities with limited-time offers for buyers throughout suburban Chicago:
Enclave of Heritage Estates, Lake Barrington
Kinzie Builders is offering buyers at Enclave of Heritage Estates, a gated single-family homes community of 32 homes in Lake Barrington, a $7,500 allowance toward upgrades on the new-construction homes at the community.
According to Kelly Daiberl, design coordinator for Enclave, a popular combination to which a buyer could apply the allowance is adding a rough-in bath to the basement, a tray ceiling to the master bedroom and upgrading to recessed lighting in one room.
“It’s a great combination of practical and aesthetic upgrades that really maximize the value of the $7,500,” she said.
The estate-style home plans available from Kinzie range in size from 3,200 to 4,800 square feet with three to five bedrooms, 2½ to 3½ baths and a three-car garage. Prices start at $689,900.
All homes at Enclave of Heritage Estates come standard with nine-foot ceilings, hardwood flooring, a full oak staircase, masonry wood-burning fireplace, gourmet kitchen with granite countertops and stainless steel appliances, and a full basement. Lexington Crossing, Rolling Meadows
As a grand opening special for Chicago-based Lexington Homes’ newest development Lexington Crossing, a community of 54 townhomes in downtown Rolling Meadows, the developer is offering $20,000 in free options and upgrades.
Located at Kirchoff and Library roads – a half mile west of Route 53 and minutes from Interstate 90 – Lexington Crossing offers townhomes ranging from 1,603 to 1,913 square feet. Homebuyers can choose from three floor plans that offer two to three bedrooms, 2½ baths and attached two-car garages.

Willow Lake, Lake Forest
At Willow Lake, a luxury attached-home community in Lake Forest developed by Red Seal Homes, buyers can receive a $25,000 discount on either a premium lot or custom upgraded finishes.
“Both our waterfront and our wooded homesites are in high demand – and also carry a premium price, so this incentive is especially attractive to buyers looking to offset the cost of getting exactly the view they want,” said Brian Hoffman, an executive with Red Seal Homes.
