New community will reimagine 12-acre former office property as residential enclave
M/I Homes, one of the top homebuilders in the Chicagoland area, announces it has closed on the land acquisition for Northwoods of Naperville, a 12-acre wooded parcel that will be redeveloped from an office site into an enclave of 64 townhomes bordered by a forest preserve. Demolition of a vacant 67,000-square-foot office building began in June, and land development is now underway. Pre-sales are scheduled to launch this fall.
Located north of Warrenville Road and just west of Naperville Road, Northwoods of Naperville will offer buyers a private, natural setting surrounded by mature tree growth and abutting Herrick Lake Forest Preserve. The community also benefits from proximity to major transportation arteries including Interstate 88, only a half-mile away, Interstate 355 and Routes 83 and 59.
“This property was struggling in today’s challenging office space market given its secluded location and lack of visibility from nearby roadways, but those very same characteristics make it extremely attractive as a residential community — particularly in Naperville, where demand for new homes remains high but undeveloped land is hard to come by,” said Rick Champine, area president of M/I Homes. “With the transformation of this site about to begin, we’re excited to reintroduce it as Northwoods of Naperville and create a new-home option that offers buyers convenient townhome living where they can enjoy all that Naperville has to offer, from a vibrant downtown district with plentiful shopping, dining and recreation options to easy access to nearby employment opportunities.”
M/I Homes is unveiling two new lines of townhome designs at Northwoods of Naperville: the Urban Series and the Revival Series, with prices expected to start in the $700,000s.

Measuring 2,669 to 3,152 square feet, Urban Series plans offer two to four bedrooms, including the option for a first-floor bedroom or study, three to four baths and an attached rear-load two-car garage. Additionally, four floor plans from M/I’s traditional two-story Revival Series will be available. Measuring 1,991 to 2,436 square feet, the townhomes have three to four bedrooms, including one plan with a first-floor owners’ suite, 2½ baths, walk-out basements and an attached two-car front-load garage.
Townhomes from both series feature modern facades with cohesive design details including gray siding, cedar wood accents and black brick.
