M/I Homes, one of the top homebuilders in the Chicagoland area, announces it has closed on the land acquisition for Everly Trace of Naperville and is set to start work on the new community of 68 townhomes in Naperville, Ill. Located on 111th Street between Route 30 and Route 59 in the southwest portion of the popular western suburb, which Niche.com named the Best City to Live in the America for 2026, the new 10-acre development is served by Neuqua Valley High School within Indian Prairie School District 204. Everly Trace is also convenient to neighborhood amenities including Commissioners Park, Tamarack Golf Club and multiple shopping and dining options along nearby retail corridors.

Everly Trace will mark the third townhome development M/I Homes has brought to Naperville in less than a year. In June 2025, the builder announced the land acquisition for Northwoods of Naperville, a 12-acre wooded parcel that the builder is redeveloping from an office site to an enclave of 64 townhomes bordered by a forest preserve. And in February 2026, M/I Homes received Naperville City Council approval and closed on the land for Benton + Main, which will bring 11 townhomes to a parcel bordering Naperville’s downtown district.

The 68 townhomes at Everly Trace will include a mix of two-story designs with front-load garages and three-story designs with rear-load garages. Ranging from 1,700 to over 2,300 square feet, floor plans have open-concept layouts with flexible living space, two to three bedrooms and 2½ to 3 baths. Select designs offer basement options, providing additional space to create dedicated areas for entertaining, remote work, hobbies or storage. Some two-story plans also offer a standard loft space or optional third bedroom.

The suburb is also known for Centennial Beach, Naper Settlement and the Millennium Carillon.

Everly Trace is served by Peterson Elementary School; Crone Middle School, which is located immediately east of the community; and Neuqua Valley High School. For commuters, the Route 59 Metra station provides rail service to downtown Chicago, while routes 59 and 126 both serve as arteries for reaching neighboring suburbs or accessing interstates 88 and 55.

Land development for Everly Trace will begin this summer, with expected first deliveries in early 2027. Pricing will be released with the start of pre-sales, which will be conducted from the builder’s new Studio 640 sales store at CityGate Centre in Naperville.
