Buyers in the market for a unique waterfront home can now choose from four contemporary riverfront townhomes designed by Chicago-based Nicholas Design Collaborative, available for immediate and quick delivery at Heritage Harbor Ottawa Resort, a marina resort community located in Starved Rock Country, along the Illinois River in Ottawa, Ill.
Located just 90 minutes southwest of Chicago, Heritage Harbor Ottawa is a 142-acre master-planned development of single-family homes, townhomes, vacation cottages, carriage homes and condos, centered on a 32-acre harbor and full-service marina. With its offering of boating amenities, waterfront living, and nearby recreational opportunities such as Starved Rock State Park and the I&M Canal Trail, the community offers a resort lifestyle for those seeking a vacation, retirement or full-time residence in this region.
“The Flite series was purposefully created to offer buyers a very modern option that is something different than any other home available at Heritage Harbor, and even throughout Starved Rock Country,” said Tammy Barry, director of sales and marketing for Heritage Harbor Ottawa Resort. “These homes would be just as comfortable in an urban neighborhood, and yet because of their thoughtful design, they fit perfectly with the riverfront location, natural surroundings and overall coastal style in the community. Now that construction is complete and we can showcase these homes, we expect a great response from buyers looking for a very contemporary full-time or vacation residence on the water.”
Created by architect Peter Nicholas, founder and principal of Nicholas Design Collaborative, to complement the waterfront setting at Heritage Harbor Ottawa, the four townhomes in the Flite series showcase distinctive architecture with elements such as two-story light box protrusions, open staircases crafted of steel and wood, sleek kitchen and bath finishes, and expansive outdoor spaces overlooking the river.
“Our design for the Flite series makes contemporary references to a traditional farmhouse, with telescoping geometry breaking the project into smaller identifiable volumes that correspond to individual residences,” said Nicholas. “We continued the abstracted farmhouse feel with board-and-batten and lap exterior siding, and punctuated the façade with two-story glass entry/stair bays that allow visual access from the entry through the living spaces to the waterfront beyond. At night, these volumes glow like ships’ lanterns. A palette of contrasting taupe grey and pristine white siding fits with the coastal colors and materials found throughout the community, while steel balcony frames and rails in warm dark grey add to the modern aesthetic and also recall the passing barges on the Illinois River.”
Measuring 2,400 to 3,000 square feet, the Flite townhomes are priced from $399,000 to $489,000 and include two to three bedrooms, 3½ baths, and walk-out basements leading to a patio on the river’s edge. The main level of each home features an open living space with soaring two-story ceilings, expanses of windows looking out at the river, and a fireplace with stone trim. Each home also has a private front patio, in addition to a rear deck where residents can enjoy beautiful views of the river and wildlife attracted to the water.
Construction is complete on two of the Flite townhomes, which are available for immediate move-in. Buyers can also choose from two townhomes that are near completion and offer the opportunity to select final finishes for portions of the home, including flooring, cabinetry, countertops, lighting, and bathroom fixtures.
“The finished townhomes are a wonderful opportunity for buyers who want to purchase a vacation home in time to enjoy it for the remainder of the summer and boating season,” said Barry. “Likewise, the two Flite homes near completion let buyers add their own signature style to these already distinctive homes, and still move in within a short time frame.”
Barry added that the maintenance-free Flite townhomes are a perfect match for the waterfront lifestyle and boating amenities at Heritage Harbor Ottawa Resort and the Starved Rock Country region.
“People come to Starved Rock Country to relax in beautiful natural surroundings, take advantage of recreational opportunities on the Illinois River and in our four nearby state parks, and simply slow down and enjoy charming small-town life,” she said. “With their riverfront location, low-maintenance lifestyle, and access to our Heritage Harbor Marina, the Flite townhomes are a great home base for maximizing enjoyment of this area.”
Like all homes at Heritage Harbor Ottawa, the Flite townhomes also offer owners the opportunity to place their home in a vacation rental pool managed on-site by the development. “Our rental program makes it incredibly easy for part-time residents to rent out their home when they aren’t using it themselves,” said Barry. “The Flite series should have tremendous appeal in our rental pool as a very unique option for those planning a short-term stay at Heritage Harbor Ottawa, so buyers can consider this opportunity as a way to help offset the cost of ownership.”
Heritage Harbor Ottawa features a full-service marina that can accommodate up to 450 wet slips. Open April 1 through October 31, the marina is equipped with a dual boat launch area, single-load floating docks, WiFi, fresh water, cable service, a full-service fuel dock, pump-out services, and car and trailer parking. Quest Water Sports’ Quest Express boating membership is available on-site, giving participants access to a fleet of boating equipment for an annual fee.
