Transaction validates CRG’s infill development strategy and highlights sustained investor demand in Chicago’s premier logistics hub

CRG, the national real estate development and investment firm, today announced it has sold The Cubes at ORD, a newly constructed 66,552-square-foot Class A industrial facility located at 10698 Seymour Ave. in Franklin Park, Ill., immediately southeast of Chicago O’Hare International Airport. The purchase price and buyer of the facility, which was developed speculatively in 2025, were not disclosed. The building is fully leased to Worldwide Flight Services (WFS).

The Cubes at ORD is a strategic infill development located at the intersection of Irving Park Road and Seymour Avenue, offering direct access to Interstate 294 and approximately 1 mile to O’Hare’s South Cargo Area. Situated on 4.27 acres, the facility was delivered with modern logistics specifications including ESFR sprinkler systems, LED lighting, 20 exterior dock doors, two drive-in doors, 11 trailer storage spaces and parking for 70 vehicles.

The sale builds on CRG’s continued momentum in the Chicago region, where the firm remains focused on delivering best-in-class industrial space in submarkets defined by strong infrastructure, proximity to critical transportation nodes and sustained user demand. The firm recently broke ground on The Cubes at Cicero and The Cubes at Roosevelt & Kostner — the latter located just 6 miles from Midway International Airport — underscoring its focus on developing modern Class A industrial assets in high-demand infill markets.

Avison Young represented CRG in the transaction. The industrial capital markets team was led by Erik Foster and Mike Wilson, in partnership with local market industrial brokers Brian Colson and Brian Pomorski, all based in the firm’s Chicago office. The tenant, WFS, was represented by Matt Mulvihill of CBRE. The Cubes at ORD was designed by CRG integrated partner LJC, while its parent company, Clayco, served as general contractor.

The facility is fully net leased through 2030 to WFS, a global air cargo logistics leader and ground handling partner and part of the SATS Group, supporting air freight operations with immediate connectivity to O’Hare.
