Fifield Realty Corp. and Terraco Real Estate Break Ground on Logan’s Crossing Mixed-Use Project in Chicago’s Logan Square Neighborhood

CHICAGO (June 25, 2018) – Chicago-based co-developers Fifield Realty Corp., the development arm of Fifield Cos., and Terraco Real Estate broke ground last week on Logan’s Crossing, a mixed-use project at 2500 N. Milwaukee Ave. in Chicago’s Logan Square neighborhood. The rental and retail development will include 220 apartments and feature 62,000 square feet of retail, including a small-format, 27,000-square-foot Target store as its flagship tenant. Logan’s Crossing will be built on the site of the former Mega Mall indoor flea market, which was demolished in January 2017.

“Logan’s Crossing will be Logan Square’s premier apartment building, showcasing unit finishes and a full suite of amenities on par with downtown rental towers,” said Lindsey Senn, vice president at Fifield Cos. “The building’s ground level will offer the best of convenience retail not just to Logan’s Crossing residents, but also to the entire neighborhood. As our flagship tenant, Target will offer a robust grocery selection and goods and services that cater to the everyday needs and wants of the Logan Square community. The remaining retail will be leased to a mix of providers anticipated to include restaurants, fitness, a pet store, bank, health and wellness, and a coffee shop.”

Logan’s Crossing will consist of two buildings – five- and six-stories tall – connected by a skybridge. The residential mix will include studio, one- and two-bedroom apartments, with ceilings 9 feet or higher and select units featuring terraces. The development’s indoor garage will feature 110 parking spaces, with 28 spaces designated for Target guests. An adjacent, non-resident parking lot will accommodate 44 vehicles, with spots for Target employees and for guests of the development’s other retail establishments.

Plans for outdoor amenities at Logan’s Crossing include a landscaped sun terrace, pool with lounge chairs and shade cabanas, multiple grilling stations, dog run, bocce ball court, fire pit, and intimate open and covered private seating areas. Indoor amenities will include a fitness club with state-of-the-art equipment, resident lounge, party room, coffee bar, conference center, dedicated co-working space, and secure bike room with approximately 125 spots and a bike “kitchen” for maintenance and repairs.

Logan’s Crossing is steps from some of Chicago’s most popular restaurants and bars, rich nightlife and the unique and fashionable shopping of Logan Square. The community sits along the “Hipster Highway”, a stretch of Milwaukee Avenue frequented by bikers en route to downtown. It is also one block from the CTA Logan Square Blue Line station.

Fifield and Terraco expect first move-ins by November 2019. Target intends to open its store in summer 2020. Chicago-based Antunovich Associates has been retained as principal architect for Logan’s Crossing and Chicago-based Focus Construction will serve as the general contractor.
