Heritage Harbor Ottawa Resort announces pre-construction sales are underway for a new building of the development’s previously sold-out Heritage Series condos, providing another option for buyers in the market for a turnkey vacation property in Illinois’ popular Starved Rock Country region.

Located along the Illinois River in Ottawa, Ill., Heritage Harbor Ottawa is a 142-acre marina resort community of single-family homes, townhomes, vacation cottages, carriage homes and condos, centered on a 32-acre harbor with a full-service marina and year-round restaurant. With its boating amenities, waterfront setting, nearby recreational attractions and convenient location 90 minutes from Chicago, the development offers an ideal resort lifestyle for those seeking a vacation, retirement or full-time residence.

“When we originally introduced our Heritage Series condos, they were snapped up by buyers who wanted the ‘lock it and leave it’ convenience of a condo for their second home,” said Tammy Barry, director of sales and marketing for Heritage Harbor Ottawa. “They loved the idea that they could arrive at their condo, spend a great weekend at Heritage Harbor without worrying about any exterior upkeep, and then simply lock the door behind them until their next visit. We had so much demand for these condos we decided to plan a new building with four more residences.”

The four new Heritage Series condos will be located on Heritage Harbor Ottawa’s West Peninsula and will include two ground-floor “garden” residences and two upper-level “scenic” units, all of which have a private entry and attached single-car garage. The garden residences measure 1,150 square feet and include two bedrooms, two baths and a private patio; buyers can also opt to add a full basement.

“For empty nesters and retirees thinking long-term, these ground-floor condos give them the peace of mind of knowing they’ll have the convenience of single-level living as they grow older,” noted Barry. “And with the option of adding a full, finished basement, this condo has the potential to be a very spacious vacation home that can accommodate additional bedrooms for visiting friends and family.”

Alternatively, the two upper-level scenic units are slightly larger at 1,380 square feet and also offer the option of a screened-in deck off the main living space.

“With a screened-in deck, owners can open it up to the living room during mild weather and really have a great indoor-outdoor space,” said Barry.

Both plans feature an open layout that Barry said is a perfect fit to the casual lifestyle most residents enjoy at Heritage Harbor. “The kitchen and dining area are wide open to the living room, so when owners come home from a day of fun outdoor activities, everyone can relax together in one space whether they’re preparing a meal, playing board games at the table or watching a favorite movie on TV,” she said.

Barry added that the Heritage Series condos are an ideal choice for those who plan to place their residence in the on-site vacation rental pool at Heritage Harbor when not using it themselves. “With such a low-maintenance home, and the option of having our team handle everything from marketing the property to managing the comings and goings of guests, it’s extremely easy for owners to take advantage of the demand for vacation rentals in this area,” she said.

The Heritage Series condos are priced from $249,000 to $269,000, and come complete with interior finishes including stainless steel appliances, solid surface countertops, oversized white trim and laminate wood flooring. Naperville, Ill.-based James Custom Homes is Heritage Harbor’s builder partner for the Heritage Series condos.

All homeowners at Heritage Harbor Ottawa have access to a variety of on-site amenities in the community, including Heritage Harbor’s full-service marina. Open April 1 through Oct. 31, which is one to two months longer than many other harbors in the area, the Heritage Harbor marina is equipped with a dual boat launch area, single-load floating docks, WiFi, city water, cable service, a full-service fuel dock, pump-out services, and car and trailer parking. Quest Water Sports’ Quest Express boating membership is available on-site, giving participants access to a fleet of boating equipment for an annual fee.

Other amenities at Heritage Harbor include a harbor-side restaurant, The Red Dog Grill; multiple neighborhood pools; beautiful green spaces with seating areas; fire pits; the Harbor Walk; a sand volleyball court; year-round events and activities; and access to the I&M Canal Trail, which runs adjacent to the community.
