Global logistics provider establishes first Midwest location at Gateway Industrial VI in Plainfield, Ind.
Chicago-based HSA Commercial Real Estate today announced it has executed a 139,820-square-foot lease with global logistics provider Rhenus Logistics at Gateway Industrial VI, marking the full lease-up of the 278,148-square-foot building at 915 Airtech Parkway in Plainfield, Ind., and also closing out leasing for the entire seven-building Gateway Business Park.
“This lease is a significant milestone that concludes our 15-year chapter of developing and leasing out Gateway Business Park,” said Robert Smietana, vice chairman and CEO of HSA Commercial Real Estate. “While we’ve certainly benefited from Indianapolis’ incredible leasing activity during this time – with 47 consecutive quarters of positive net absorption, including especially strong numbers in southwest submarkets like Plainfield – our success with this development also shows how expanding companies like Rhenus Logistics are gravitating to state-of-the-art facilities in prime locations with access to extensive transportation infrastructure.”
Headquartered in Holzwickede, Germany, Rhenus Logistics operates across Europe, Asia, South America and the U.S. and provides transportation, warehousing, customs clearance and other services along the complete supply chain. Gateway VI will be the first Midwest location for the company, which first expanded into North America in 2019.
“Rhenus was looking for modern space near the airport to warehouse inventory for an international client,” said Smietana. “We had what they were looking for, so they pounced on it. In fact, this was a remarkably fast deal, closing just six or seven weeks after we got the letter of intent. They wanted to get in the space and be operational as soon as possible.”
The Rhenus space encompasses approximately half of the Gateway VI building, which was completed by HSA in 2022. The other half was recently leased to Peli BioThermal, which provides temperature-controlled packaging solutions for the global life sciences industry, with headquarters and manufacturing sites located in the Americas, Asia and Europe. Peli BioThermal is more than doubling its space in the park, from 50,000 square feet in Gateway Industrial II with plans to move into Gateway VI by 2023. In total, the seven buildings built by HSA at Gateway Business Park comprise 1,178,000 square feet of industrial space.
