Packaging provider to life sciences industry to transfer operations to business park’s newest building

Chicago-based HSA Commercial Real Estate today announced it has executed an industrial lease totaling 138,328 square feet with Peli BioThermal in the Indianapolis market. Peli BioThermal provides temperature-controlled packaging solutions for the global life sciences industry, with headquarters and manufacturing sites located in the Americas, Asia and Europe.

With the new lease, the company is more than doubling its space in HSA Commercial’s Gateway Business Park in Plainfield, Ind., from 50,000 square feet in Gateway Industrial II at 851 Columbia Road to 138,328 square feet in the recently completed Gateway Industrial VI at 915 Airtech Parkway. Peli BioThermal plans to move from its existing space by 2023, when its current lease expires. Following commencement of the new lease at Gateway VI in June 2022, Peli BioThermal will build out office space and slowly transfer its operations to the new facility.

To date, HSA has completed seven buildings totaling approximately 1,178,000 square feet at the Gateway Business Park. Peli BioThermal will be occupying about half of Gateway VI, which was completed in 2022.The remaining 139,818 square feet is available for lease.

Jared Scaringe of CBRE represented Peli BioThermal in the transaction. Ownership was represented by Terry Busch, also of CBRE.
