Two models and one quick move-in home are set to be completed in late July/early August 2023
Lexington Homes has announced the start of sales at Lexington Trace 2, a community of 48 single-family rowhomes in west-suburban Warrenville, Ill. Adjacent to Lexington Trace, the builder’s recently sold-out complex of 106 rowhomes, this new community offers Lexington’s popular and time-tested Mews three-story floor plans.
Construction is underway, with two model homes and first deliveries expected in late July/early August 2023, when a sales trailer will officially open on site.
“Sales have officially kicked off at Lexington Trace 2, and once again, we are seeing strong demand for our new-construction rowhomes in this prime west-suburban location near commuter corridors and great recreation, shopping and dining options,” said Jeff Benach, principal of Lexington Homes. “We’ve already sold 10 homes, including one of our quick-delivery homes, to buyers drawn to our accessible price points along with sophisticated finishes, open-concept designs and flexible spaces that are ideal for remote working.”
Now that summer has arrived, Benach said, buyers can envision the active outdoor lifestyle they’ll enjoy at Lexington Trace 2. “The community offers access to a walking trail that connects to the Illinois Prairie Path, as well as shopping and dining in downtown Naperville and all the attractions of the nearby Naperville Riverwalk,” he said. “Once our two models and first homes are completed later this summer, buyers will be able to tour the residences and experience the great layouts, design features and all the surrounding green space for themselves.”
Lexington living spaces
Lexington Trace 2 offers maintenance-free living in three-level rowhomes from Lexington’s Mews Collection, including the Coventry and the Warrington floor plans. Homes, which are base-priced from $409,990, measure 1,758 to 1,914 square feet and have two to four bedrooms, 2½ to 3½ baths, and rear-facing attached garages.
The two Mews floor plan designs, known for their highly efficient use of square footage and flexible spaces, will each be showcased in model homes opening this summer, Benach said.
In addition, a quick-delivery home featuring the Warrington design will be ready for move-in this August. Priced at $457,730, the home has two bedrooms, both of which are primary suites. The main level includes a den/office, combination kitchen/dining room, great room, powder room and an 18-foot by 5-foot balcony.
“The Warrington has been one of our most popular rowhome designs for many years, primarily due to its main-level office/den with French doors that provides sought-after space for an office or homework center close to the kitchen, living and dining areas,” said Benach. “This quick-delivery home also has the benefit of being an end-unit, with lots of extra windows and added light.”
The home’s finished lower level features a flex space, large storage closet and access to an attached two-car garage. “For buyers working remotely who need more than one home office, this finished level is perfect as a second work-from-home area,” said Benach.
Upstairs, the home features dual primary bedroom suites and a second-floor laundry room. The larger bedroom has a double-door closet, walk-in closet, and an en suite bath with a linen closet, dual vanity and walk-in shower. The secondary bedroom includes a walk-in closet and en suite bath with a soaking tub.
Standard features in all homes at Lexington Trace 2 include 9-foot first-floor ceilings, and kitchens have 42-inch upper cabinets, granite or quartz countertops, a large island with breakfast bar overhang that provides seating for three or more, and energy-efficient, stainless steel GE appliances. Homes also include energy-efficient mechanical systems, oversize balconies, 3-inch-wide luxury plank flooring throughout the main level and 12-inch by 12-inch ceramic flooring in entryways and baths. Primary suites have walk-in closets and en suite baths with dual sinks and marble or granite vanity tops. Buyers can choose from a variety of structural upgrades, such as adding a gas fireplace on the main level and a bedroom suite on the lower level.
Abundant access to amenitiesLocated at the southwest corner of Butterfield Road and Route 59, Lexington Trace 2 affords residents quick access to multiple shopping, recreation and transportation corridors. One mile north of Interstate 88, the community is minutes from many large employers lining the East-West Tollway, such as an Amazon fulfillment center, Navistar and Exelon. Scientific research center Fermilab, with 1,750 employees, is just five minutes to the west.
Lexington Trace 2 is 10 minutes from multiple Metra stations – including West Chicago and Winfield – on the Union Pacific West (UP-W) railway line, which takes commuters to Chicago’s Ogilvie Transportation Center. The nearby Route 59 Metra train station, on the Burlington Northern Santa Fe (BNSF) railway line, brings commuters to Chicago’s Union Station.
The community’s location, just 10 minutes from popular downtown Naperville, will also attract buyers seeking easy access to flagship retail stores, unique boutiques and cutting-edge restaurants, along with the Naperville Riverwalk. Additionally, residents will be located in the highly rated Community Unit School District 200, which includes Wheaton Warrenville South High School.
