Lexington Homes is returning to north-suburban Glenview, Ill., with Parkside of Glenview, a new community of 29 single-family homes, all with first-floor master suites. Sales are expected to start this fall for the maintenance-free community, which will be located near the intersection of Willow and Landwehr roads, just west of the shopping, dining and recreation at The Glen mixed-used development. Homes will be arranged along a circular drive that encompasses a centrally located park with benches and a walking path.
Buyers at Parkside of Glenview will be able to choose from four floor plans, including three designs with a two-story layout and one ranch plan. Each home also will come with a choice of exterior architectural styles, ranging from Craftsman and European to Farmhouse and Shingle. Base-priced from the mid-$800,000s, homes will measure 2,663 to 3,676 square feet and have three bedrooms, 2½ baths, a flex room, patio, basement and attached front-loading two-car garage. Select two-story plans also include a loft and study.
“Parkside of Glenview marks the fourth new-home community our company has built in Glenview, so we’re very familiar with the suburb’s different neighborhoods and what buyers want and need out of a new home,” said Jeff Benach, principal of Lexington Homes. “There’s strong demand in this area for homes with a first-floor master suite and the concentration of main living areas all on the same level. The plans at Parkside are a great option for empty nesters and other right-sizing buyers who want to remain in the Glenview area but prefer a smaller home that minimizes the use of stairs and home maintenance.”
All two-story homes in the community are designed for those who want their main living, dining, home office, laundry and bedroom spaces on first floor, with secondary bedrooms and guest baths, as well as a loft, study and optional bonus space for children or visiting relatives and friends on the second floor.
Each home includes a kitchen with a casual eating nook, walk-in pantry and an island that can seat five to six people; a family room with fireplace; formal dining room that connects to the kitchen via a butler pantry; laundry and/or storage room entry off the garage; and options for both extended and covered patios off the rear of the home. Spacious master suites have room for a sitting area and include one to two walk-in closets, a linen closet, dual vanities, private water closets, soaking tubs and oversized walk-in showers.
In the two-story plans, a flex room that can be used as a formal living room or home office is located near the home’s foyer and the open-concept kitchen and family room area features a volume ceiling that opens to the upstairs loft.
“When you look at the size of these homes, many so-called downsizers won’t find themselves downsizing at all – space is just allocated differently,” said Benach. “The dining room for hosting more formal meals and the large eat-in kitchen and family room combo that everyone loves haven’t gone away. Instead, first floor space that wasn’t used as much – like a living room – was simply moved upstairs in the form of a loft and study. The square footage they need is still there, it’s just been designed to better suit their current needs.”
Exteriors of the homes will feature architectural detailing like gabled rooflines and HardiePlank siding in modern tones of grays, blues and browns, along with stone and cedar trim. Front porches will include decorative pillars with stone features, and garage doors will have custom trim in a variety of styles. Buyers also can opt for two single-door garage bays in select elevations for a more custom-home look.
A monthly maintenance fee will cover snow removal, landscaping and yard maintenance, so residents can enjoy many of the community’s nearby amenities, including The Glen, a 1,000-acre mixed-use site with shopping and dining; a grocery store; post office; medical facilities; office space; a Metra station; the Kohl’s Children’s Museum; and a number of recreational areas, including two golf courses.
Located just east of Interstate 294, Parkside of Glenview offers a convenient location for residents with proximity to many large employers in the north and northwest suburbs. The community is also near NorthShore Glenbrook Hospital and is served by the highly rated District 31 school district, as well as Glenbrook South High School.
