Lexington Homes to Start Sales in Spring 2022 for Timberleaf, a New Townhome Community in Northwest-Suburban Roselle, Ill.

Chicago-based Lexington Homes is bringing its popular Mews series of townhome designs to Chicago’s northwestern suburbs with Timberleaf, a new community of 64 townhomes in Roselle, Ill. Timberleaf is scheduled to start sales in spring 2022 with first deliveries expected in fall 2022.

Located on Rodenburg Road, less than a mile from Route 19, Timberleaf will provide maintenance-free living less than 3 miles from downtown Roselle and all that it offers, including a winery, brewery, cafes, shops and numerous restaurants. Timberleaf residents also will be just five minutes from the Schaumburg Metra station, seven minutes to the Roselle Metra Station and close to Interstates 390 and 290, putting them less than 30 minutes to O’Hare International Airport.

“For buyers looking in west Cook or east DuPage counties, this location is essentially in the center of it all, as residents will be near a number of great parks and sports complexes, as well as local shopping and dining in downtown Roselle and less than 15 minutes to the mecca of shopping and entertainment around The Woodfield Mall in Schaumburg,” said Jeff Benach, principal of Lexington Homes. “For golf enthusiasts, Timberleaf is only 20 minutes from the Medinah Country Club, and a dedicated dog park is just a 10-minute walk from the community. Timberleaf will offer three-level rowhomes from Lexington’s Mews Collection, which measure 1,751 to 1,913 square feet and offer two to four bedrooms, 2½ to 3½ baths, balconies and attached rear-facing garages. Homes will be base-priced from $354,990 and feature architectural detailing like gabled rooflines and stately brick and cedar trim.

Buyers at Timberleaf will be able to choose from two of the most popular Mews series floor plans – the Coventry and Warrington. Both homes are known for their flex space, including finished lower levels that can serve as a home office, fitness room, children’s play area or home theater.

“With more firms offering hybrid or fully remote work options, the demand for homes with at least one if not two dedicated office spaces is at an all-time high,” said Benach. “The older housing stock in this area doesn’t really support this new work lifestyle, but our Timberleaf plans certainly do. In fact, it’s one of the reasons our Mews series sold out so quickly earlier this year at Lexington Trace in Warrenville. Right now, people are really drawn to the flexible layouts that new-construction homes like Timberleaf offer – it’s a great mix of open floor plans and designated private areas or nooks for specific tasks.”

In the Warrington, extra flex space can be found in the private den/office on the main level, which is closed off with French doors and separated from the home’s open-concept great room and kitchen area. “This floor plan has been a longtime favorite with buyers even before the pandemic,” said Benach. “Buyers have always appreciated this dedicated space for use as a home office close to the main hub of the home. It also is great as a children’s play area or a homework area for kids because it’s close to parents cooking in the kitchen.”

And in the Coventry, buyers will find plenty of versatility in the design’s expansive combination kitchen, dining and living area, which offers a number of areas for setting up a stylish, but discreet work-from-home zone, including a tucked-away corner near the home’s rear balcony that offers an abundance of flattering, natural light for web-based work calls.

All homes at Timberleaf have an impressive list of standard features, from 9-foot first-floor ceilings, 42-inch upper kitchen cabinets, granite countertops, a large kitchen island with breakfast bar overhang and energy-efficient stainless steel GE appliances to oversized balconies or concrete patios for private outdoor space, and 12×12-inch ceramic flooring in entryways and baths. Primary suites have walk-in closets and en suite baths with dual sinks and granite vanity tops. Large storage areas are located on the lower level, which are ideal for stowing seasonal items and decor.

Buyers can choose from a variety of structural upgrades to personalize their home, such as adding a powder room on the lower level, fireplace in the main level living area, vaulted ceiling in the upper-level primary bedroom and upgrading to a deluxe primary bath. A third bedroom can be added in the Warrington design, while a fourth bedroom can be added in lower level of the Coventry floor plan. The Coventry plan can also be upgraded with a super laundry room on its main level in lieu of upper-level laundry.

Timberleaf’s location will connect residents to a bounty of options for enjoying nature. Numerous parks, playgrounds, skate parks and lakes surround the community, including Mallard Lake, which is a 948-acre park with a large lake, forest and wetlands, popular for boating, fishing and hiking.
