M/I Homes Breaks Ground at Silo Bend and The Townes at Silo Bend, Which Will Bring 249 Homes to Lockport, Ill.September 24, 2021
M/I Homes, one of the top homebuilders in the Chicago market, announces construction is underway on the first homes at Silo Bend and The Townes at Silo Bend, two adjacent new-construction communities that are bringing 157 single-family homes and 92 townhomes, respectively, to Lockport, Ill. M/I Homes representatives were joined by Lockport city officials as well as current and prospective homebuyers for a groundbreaking ceremony on August 19, which signaled the start of work on four model homes across the two communities.
“Together, Silo Bend and The Townes at Silo Bend make up one of the largest new-construction developments by a homebuilder in the southwest suburbs right now, so it’s exciting to see homes starting to rise and give a first look at the newest option for homebuyers in Lockport,” said Rick Champine, area president of M/I Homes. “We were honored to have so many people from the surrounding area celebrate this milestone with us, which is a real testament to the local anticipation for these two communities.”
Champine added that with site work underway and roads now partially paved, the groundbreaking event was also one of the first opportunities to drive through and tour portions of Silo Bend and The Townes at Silo Bend. “Interested buyers and those who’ve already purchased a home here can get a real feel for the overall layout of these communities and how the single-family home and townhome components are situated in relation to one another,” he said.
Located on West 167th Street just west of South Cedar Road, Silo Bend and The Townes at Silo Bend give buyers quick access to Lockport’s historic downtown, major transportation arteries including I-355 and I-80, and highly rated schools. The area also offers a scenic setting in the Des Plaines River Valley, with plentiful recreation options including miles of walking and biking trails along the Illinois and Michigan (I&M) Canal.
The four model homes now under construction include two single-family homes at Silo Bend and two townhomes at The Townes at Silo Bend, illustrating the range of options available to buyers.
At Silo Bend, buyers can select from 11 single-family home designs priced from the $380,000s and ranging from 1,776 to 3,831 square feet. Floor plans have two to six bedrooms, 2 to 5½ baths, an attached two- or three-car garage and a partial basement, with the option for a full basement. The two models feature the Dunbar, a 2,601-square-foot home with three bedrooms and a loft, 2½ baths, a first-floor flex room and a second-floor laundry room; and the Essex, a 2,904-square-foot home with four bedrooms plus a loft, 2½ baths and a den.
“The Essex model will also showcase our newly introduced “urban farmhouse” exterior elevation, with board and batten siding, black window trim and a farmhouse-inspired front door and garage door,” said Cheryl Bonk, vice president of sales and marketing for M/I Homes. “It’s one of five different elevations we’re offering at Silo Bend, which is just one way buyers can personalize their home to their own style. They can also ensure their home functions perfectly for their lifestyle through a range of available optional features from morning rooms and luxury primary baths to extra garage bays – all of which are highlighted in these two models.”
For townhome buyers, The Townes at Silo Bend offers three two-story townhome plans with attached front-load two-car garages, and the choice of three stylized exterior elevations – urban farmhouse, craftsman or traditional. Priced from the $260,000s, the townhomes measure 1,500 to 2,136 square feet and have two to three bedrooms and 2½ baths.
The two townhome models showcase the Campbell, a 2,025-square-foot design with two bedrooms and 2½ baths, and the Braeden, a 1,781-square-foot home with three bedrooms and 2½ baths. Both plans have an open layout with a great room on the main level, as well as a loft and second-floor laundry room. The models will showcase optional features including a luxury walk-in shower in the owner’s suite, an upgraded lighting package and designer-selected finishes.
“As with our single-family models, the townhome models are a starting point to help our buyers envision the many ways they can tailor their homes to really enhance their daily lives,” said Bonk. “We expect both models will be completed and available to tour in November, but in the meantime our expert sales team is ready to guide interested buyers through all the floor plans, upgrades and options available to them.”
Silo Bend and The Townes at Silo Bend are both served by the Homer Community Consolidated School District 33C. In addition to the I&M Canal Trail, Lockport is home to numerous parks, multiple golf courses and forest preserves. Downtown Lockport is known for its charming variety of local restaurants and shops.

Homes at all M/I Homes communities come standard with the builder’s industry-leading 15-Year Transferable Structural Warranty, which not only allows buyers to purchase with confidence, but also adds value if the home is sold in the future. All homes are also WHOLE HOME Certified, an M/I Homes designation indicating the builder’s superior approach when constructing homes. Upon testing, an M/I home will receive a more favorable HERS (Home Energy Rating System) score than an Energy Star-certified home, which can save buyers upwards of 30 percent on their energy bills. A lower HERS Index means lower energy costs, and on average an M/I home achieves a HERS rating of 62, considerably lower than other resale homes and other builders in the market.
