M/I Homes of Chicago, one of the top homebuilders in the Chicagoland area, today announced the start of construction on Chelsea Manor, a new community of 250 townhomes in Aurora, Ill. Representatives from M/I Homes were joined by local officials for a groundbreaking ceremony on May 13 marking the start of infrastructure and site work. Pre-sales are already underway at the community, and construction on homes will begin in August, including four model townhomes set to tentatively open in January 2023.
“Together, Chelsea Manor and our neighboring townhome community Gramercy Square represent a significant addition to the housing market in this highly desirable location, straddling the border of Aurora and Naperville and providing buyers with the best of both worlds in terms of access to two of Chicago’s most sought-after suburbs,” said Rick Champine, area president of M/I Homes. “We were honored to have local officials join us in celebrating this milestone, including Aurora Mayor Richard Irvin, which is a testament to the mounting anticipation around Chelsea Manor.”
Located near the intersection of Commons Drive and Castle Rock Circle, Chelsea Manor is 7 miles from downtown Aurora and 5 miles from downtown Naperville and is convenient to the various businesses lining the 75th Street and Route 59 corridors. Commuters can easily reach downtown Chicago via the RT-59 Metra Station or Interstate 88. The community is served by Indian Prairie School District 204, which includes Gombert Elementary School, Still Middle School and Waubonsie Valley High School.
Priced from $303,490, the townhomes at Chelsea Manor offer the chocie of eight different floor plans with a variety of exterior styles and elevations. The two- and three-story homes measure from 1,468 to 2,328 square feet and include in-demand features such as flex spaces, lofts, first-floor owner’s suites, private balconies or decks and upper level laundry rooms, per plan. Each townhome includes an attached two- or three-car garage in either a front- or back-load configuration. The low-maintenance community also includes landscape maintenance and snow removal as part of HOA fees.
“With their open, thoughtfully planned designs, the townhomes at Chelsea Manor provide homebuyers with many of the same features as a new-construction single-family home, but at a more attainable price point for this area and with the added benefit of a convenient low-maintenance lifestyle,” said Cheryl Bonk, vice president of sales and marketing for M/I Homes. “The response to this community has already been tremendous. In fact, just days after going live with floor plans and pricing on our website, we had already sold more than 10 townhomes at Chelsea Manor, which speaks to the strong demand for new homes in this area.”
Bonk added that in addition to the opportunity to select from a variety of optional features and finishes, townhomes at Chelsea Manor also offer TechConnect ClareOne to control security, lighting, climate control, door locks, surveillance, entertainment and more. “For many of today’s buyers, home technology is right at the top of their must-have list, so they’ll appreciate the option to manage the different systems in their home at the touch of a button,” she said.
Along with its proximity to shopping and dining options in downtown Aurora and Naperville, Chelsea Manor is also convenient to recreational offerings including Splash Country Waterpark, the Springbrook Prairie Forest Preserve and a multi-purpose bike and pedestrian path connecting Chelsea Manor to M/I Homes’ neighboring Gramercy Square community. The community will feature a stone entry monument and manicured streetscapes with evergreen trees, shrubs and perennials.

Homes at all M/I Homes communities come standard with a comprehensive 10-year structural warranty, which not only allows buyers to purchase with confidence, but also adds value if the home is sold in the future. All homes are also WHOLE HOME Certified, an M/I Homes designation indicating the builder’s superior approach when constructing homes. Upon testing, an M/I home will receive a more favorable HERS (Home Energy Rating System) score than an Energy Star-certified home, which can save buyers upwards of 30 percent on their energy bills. A lower HERS Index means lower energy costs, and on average an M/I home achieves a HERS rating of 62, considerably lower than other resale homes and other builders in the market.
