16,700-square-foot property is home to Northwest Health, a subsidiary of Community Health Systems

Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today it has brokered the $6.6 million sale of a 16,700-square-foot medical office building in La Porte, Ind., that is fully occupied by Northwest Health, a subsidiary of Community Health Systems.

Marcus & Millichap’s Frank Roti and Brett Rodgers, first vice presidents of investments, represented the seller, an Indiana-based developer, and procured the buyer, an Indiana-based LLC specializing in medical assets.

“We received multiple offers from institutional investors across the country for this highly desirable property,” said Roti. “Overall, the market for healthcare assets has been extremely active, and having a modern facility with a long-term, medical tenant in place helped to achieve aggressive pricing in the final sale.”

Constructed in 2011, the facility at 600 Legacy Plaza West houses a full-service sports medicine clinic with surgery center, imaging room and aquatic therapy pool.

The Roti and Rodgers team is part of the firm’s National Healthcare Real Estate Group and recently closed other medical facility deals in Arkansas, North Carolina, Tennessee and Texas.
