312-unit community revitalized with extensive renovations to the exterior, amenities and apartments.
Marquette Companies, a national leader in multifamily development, investment and management, announced the grand reopening of The Maxwell apartments in Romulus, Mich., where the firm has completed significant renovations to the 312-unit community, which has not only revitalized the property but also improved neighborhood safety, according to company officials.
“We saw great potential in The Maxwell as a place residents would be proud to call home,” said Trevor Ryan, Marquette Companies’ chief financial officer. “Starting with the community’s landscaping and exterior, then moving through the amenity spaces and into the units, Marquette Companies has thoroughly updated and upgraded The Maxwell, making it an option that not just meets, but exceeds the demands of today’s renters looking for a home with a convenient location and comfortable lifestyle in southwest suburban Detroit.”
The $8-million revitalization project covers repairs to previously deferred maintenance issues as well as property updates. Exterior upgrades include new and repaired hardscaping, restoration of the pool and deck along with new furnishings, repaired and upgraded building exteriors, replacement windows and the addition of a dog park. The community clubhouse was upgraded with a renovated fitness center, updated finishes in the residents’ lounge along with the installation of a catering kitchen and a new leasing office. Renovations to the units include new cabinetry and countertops in the kitchens with black appliances, flooring and paint. Hallways and common areas throughout the community’s 26 buildings were also renovated. Marquette worked closely with city officials prior to acquiring the property and throughout the renovation and used local vendors for the construction work.
Built in 1972 as Morgan Manor, the property was a popular home for pilots and flight attendants due to its proximity to the Detroit Metropolitan Wayne County Airport. The pet-friendly community offers studio, one- and two-bedroom floor plans ranging from 650 to 850 square feet. Monthly rents start at $885 for studios, $985 for one-bedrooms and $1,029 for two-bedrooms. Additional community amenities include tennis courts, which were repaired as part of the exterior work, and a children’s playground.
“As is the case with all of our ground-up and value-add developments, we engaged the community of Romulus very early on as partners in this process of revitalizing The Maxwell,” said Jim Cunningham, chief operating officer at Marquette Companies. “Just over a year after beginning this effort, we are already seeing a ripple effect to the neighborhood as a whole with the addition of 123 new residents to the community and reports of improved public safety.”
More than 40 people attended a recent celebration at the property where Mayor Robert A. McCraight thanked Marquette Companies and partner DRA Advisors for their efforts to restore The Maxwell.
“It’s exciting to see someone from the outside come to Romulus and partner with us in our common vision of community pride and improvement,” said McCraight.
